    At least you've got that flexibility to go higher this time and it's just how far you're prepared to go, which I would imagine feels a lot more like you're in control x
    Yeah that's true. It's quite hard to figure out what to offer (the anchoring effect is a powerful thing, clearly!), but it really is a lovely house, so again what does it matter if we "overpay" a bit...

    South is right about your situation, much better this time having a bit of leeway. Hopefully it doesn't come to it, but the flat we lived in was HA (DH was very lucky to get it when he was a singleton on a low wage) so we had a 2 week overlap when we moved. It was really handy because it did take away a lot of the stress and we decorated before we moved all the furniture in. It was only little but we both loved that flat  <3
    We had about a month overlap when moving into our current flat, it was great because it allowed us to redecorate every room (which would have been quite tricky after moving all our stuff, with it being a 1 bed and all). <3

    @Julicorn how much will rental be for something like your current flat? Or how much rental will it be for a place that you will be prepared to rent? It is a trick question by the way!
    Initial mortgage bal £487.5k, current £258k, target £243,750(halfway!)
    Mortgage start date first week of July 2019,
    Mortgage term 23yrs(end of June 2042🙇🏽♀️), 
    Target is to pay it off in 10years(by 2030🥳).

    @Julicorn how much will rental be for something like your current flat? Or how much rental will it be for a place that you will be prepared to rent? It is a trick question by the way!
    I had a bit of a look already, a standard 6 month+ rental would probably be in the region of £1.1-1.2k a month, but if it was a shorter term let (e.g. Airbnb extended stays or whatever they are called), we could quite quickly burn through up to £3k a month. So it's not a decision we would take lightly.

    We've emailed in our increased offer now, £626k. Not top of our budget, but at least we're giving it a good go. Deadline is 9am tomorrow morning, so I assume we should find out tomorrow. 🤞

    Well, we pretty much know it'll go for over £600k given the offers so far, and we've seen houses on for £625k that were a lot less nice than this one. If we somehow win and it's not worth that, I assume the mortgage valuation will let us know. 😂

    It was listed as £550-575k, which seems relatively low compared to other properties we've looked at.  They had 7 offers, none at the lower end, some in the middle, some at £575k, and some "significantly above" £575k basically.
