    Ouch to the solicitor's bill - but anyone who's ever watched property programmes hears cash registers ringing in the multiple thousands for the types of issues you were describing. Plus it's a lot of work to deal with and stress - and if you can find something more move in ready that sounds like it would be better for you in the longer term.

    2) £1.8K Net savings after CCs 13/9/25
    3) Mortgage neutral by 06/30 (AVC £26.8K + Lump Sums DB £4.6K + (25% of SIPP 1.2K) = 32.6/£127.5K target 25.6% 13/9/25
    (If took bigger lump sum = 54.5K or 42.7%)
    4) FI Age 60 income target £17.1/30K 57% (if mortgage and debts repaid - need more otherwise)
    (If bigger lump sum £15.8/30K 52.67%)

    The sellers in my opinion are going to struggle to find anyone prepared to take the risk.   It's cost you money now but how much would it cost to fix!? @mark55man has hit the nail on the head.  I know it's painful but you've dodged a bullet here.  Onwards and upwards love Humdinger xx

    A few months abroad could be just the job to recharge your batteries @doingitanyway, as long as you have space to yourself.  The number of sales that don't go through, you're likely to pick something up when it comes back onto the market in my opinion.   Standing by for more updates love Humdinger xx

    A couple of months away from the stresses and strains (and the cold!) sounds idyllic and will hopefully give your mind and body a complete reset. 
    You have been through such traumatic times recently, and I think sometimes we can become so bogged down with the problems around us that we don't always think straight, so time away from it all can only be good.  ((((hugs))) XX
