    It’s not actually the council who set the banding it’s VOA the council just take our money you sure it was the council who phoned?

    It was the person that was dealing with the appeal, it may have been  the VOA but what does it matter?  You appeal your banding, they make you sweat and when it looked like you were going to actually attend the appeal hearing they gave in and offered a lower banding.

    Mine is a remote hearing it’s all very frustrating

    Short sightedness on the part of the VOA caseworker (or Assessor if in Scotland). They should have decided if the band could be reduced before sending any evidence out, would have saved them a lot of time and trouble.

    There have been many VT decisions in the CT payer's favour.

    Had a look Sevenoaks council 1 out of 20 give up looking trying to think positive

    I have now sent my bundle in ready for tribunal on 31 jan have given 15 comparable properties most properties come with VOA answers smaller properties hence lower bands so where does VOA get their info if it’s different to my research as anyone got a better plan  I can use

    VOA have measurements and house price details for virtually every dwelling in the country. Most dwellings will have actually been physically measured by them.

    I worked in the VOA for 35 yrs and it is most definitely true! Spent much of that time physically measuring properties and looking at property sales info, and the VOA did at one time have sales info dating back to 1910, although most pre 1940s sales info was shredded in the mid 1970s.
