I'm not clear on whether I've had a hard credit check and if that's whats holding things up? How did you know you'd had a hard check done FirstTimePlx?
I had my income verified on 09/07. I had my homebuyers survey done on 19/07 and the tracker updated the same day to say they valued the property at my offer price but the 'Mortgage offer' is yet to get the green tick ... think I might just have to be patient

No problem.
When you went through your mortgage tracker; before you got the mortgage number or anything, you should have had a 2 to 3 hour meeting direct with Halifax (underwriter) online. During this meeting, if you went ahead with your mortgage, they do the "hard credit check" there and then.
Email or call your mortgage lender/ the person you had the meeting with. They should be able to help you? Mine took me like 4 working days in total from hard application, verification, survey and mortgage offer. Just waiting for it to be sent to my house (and I think it has been sent to conveyancer) according to the tracker.
What did you go for if you don't mind me asking? I went for a 5 year fix on a 5% deposit [a little higher on the interest, but can always change in 5 years, and just grateful to be on the ladder now].First Time Buyer

They have done a hard check and a soft check when we put the application in on the 1st July.
The valuation was booked for 16th July and then had the letter today.

Yeah; I was extremely worried that the valuation wouldn't add up to the house price that I accepted. Whilst there are some works which need to be done to the property (roof etc), they have said if that they are done, it would add more value (than what I am paying now).
So it is all swings and roundabouts.
Did you pay for a level 2 Home Buyers Survey? I think that is what rushed the appointment, compared to the low level drive through survey.First Time Buyer

I think everyone's personal circumstances would be different. When it was defaulted, if you have paid it back etc. Best to go through with a Broker if you have a default. As all lenders may be different.First Time Buyer

There is just 2 things on the valuation -
1 - its on a busy road. But this is only onto the back garden. The front is actually a private road and only 1 person will be driving past our house.
2 - the trees on the back garden are close to the fence, but we have already got a tree surgeon coming to take them down.
We just had the basic one done i believe.0 -

offer received 3 hours after application!We are in Scotland so home report already done by seller. I also have a default which is due to come off in September.Mind you that’s the only thing that moved fast! Completion is taking for ever0 -

Yeah; the valuation is based on what you have offered and then the surveyor will make sure that the house is worth that much.

Completion is taking for everBut like I said that was the fast part, we were due to complete on Friday 11 weeks after offer was accepted but new information came alight the previous owner who is now passed away never discharged her mortgage when the final payment was paid and now it’s showing a standard security against the house. We are now awaiting to see if the executors and their solicitor can get this removed.Nightmare as we have been waiting a full year for this house to go through confirmation etc
