House Viewings Gone Stale - Opinions Please

    This is a very interesting thread korabiowski, thank you, your property is clearly in Torrisholme.  I have learned a lot about the importance of presenting a property in the best possible light.  Just changing the first photograph has had a positive influence on the way I feel about your home.

    I think you could get your current asking price if you applied the other excellent suggestions regarding pressure washing, tidying toys, moving the chest at the end of the bed and the table in the dining room and I would get those photographs updated too.  I would put the information about the historicity of the farmhouse in the description as that would draw me in, a potential buyer from hundreds of miles away.....  I also think that your main bedroom is huge and could be staged better, a different duvet cover and some fresh flowers would look lovely.  Are there any pictures of the potential for a fourth bedroom in the loft?

    Best wishes for a speedy sale at asking price.

    Yes, we agree fully with all the points above, and have already actioned a few of them.

    If we dont get a bite from today's or Wednesdays viewings, we are going to fully revisit our advert I think.
    Our EA has already offered to get professional photos & a virtual tour done if we dont get a bite next week.

    Definately going to add a snippet about how old the house is as well, and get a picture of the Loft Room added.

  • Great the drive pics are there now,


    Not sure why they were not there in the first place

    Some people just assume no parking if not in the pics (they don't go any further than floor plan and pics)

    If it can be seen on streetview or maps  you have to have a recent picture or people just go to streetview and that can be quite old.
    (unless streetview looks better than it does now).


    What's behind the new blue stuff that is attached to the kitchen.
    can't decide if it just poorly fitted fence panels or has a gate on one or both sided for access.


    Streetview had a caravan there so the seems to be a lot of space in that area and down the side from the gate to the bus stop

    That is a significant chunk of the plot just not presented in any photo?

    where not obvious sometime a plot plan is useful.



    That 2016 street view looks to the lens  that makes wall look off which got mentioned.


    The previous one 2015 is from the other side of the road and makes that wall look a lot better.

    again a photo of that side of the house with the new gate into the garden might look better that streetview.


    interesting you pick this point on that Fairfield house.

    And the main dual carriageway is a stones throw away.

    its 180m away and protected by houses yours is 200m line of sight to an elevated section of the same road..
     

    There is a gate on the right hand side of the fencing to left of Kitchen window.
    This leads to a large paved area with flower bed. We didn't want to dwell on this area, as to be honest, it is where we keep all the bins. It's a useful area, but not of cosmetic significance.

    The gate to the right of the Kitchen door leads to the back garden, as you can see the new path extends from the new patio down the side of the house, and up to the main entrance door (Kitchen.)

    It's a difficult one to advertise really, because yes there is a large amount of enclosed land around the whole house, but a third of it isn't going to entice people to view the house.

    The section of the dual carriageway is enclosed at is passes our area. But yes, maybe a unfair comment from me regarding the Fairfield property. I retract that part ha ha

    That's a big bit of space not shown.

    Move the bins for pics when you don't show something there is the "what's so bad about it you don't have a pic".


    Same with the attic space no pics or dimensions, 2 pics in the previous listing people will find them)

      loft bedroom.
    2. description
      is this recently upgraded three / four bedroom detached home.
      Located on the top floor is the remaining loft bedroom which can easily accommodate a double bed and could also be an additional living area if required.
       
    That is going to raise questions over compliance, fire safety and insulation standards.


    I had not picked up on it but a few have so could be a factor, is you have gone to market with an unfinished project there is still stuff to do and a few lose ends on stuff you could do, hopefully buyer comes before they are needed)

    Along with a relatively short period of ownership suggesting you may be doing a flip and people can get sensitive about price with those.


    The expanse of grey, seems fairly normal for the area just a bit exaggerated with the house and the walls,  
    Not sure on that one once painted that's another maintenance job.

    Out of interest, and seeing as you are buying in the area, how do you think we are priced?

    If it doesn't get sold with these current viewings, I  think spending £2k-£3k (guess, maybe its more?) on painting the house and walls would be money really well spent.
    I really like the general look of it but all i can  think of on any exterior shot is "that pebbledash looks grim and tired". Hopefully you can find someone who is happy to look beyond that and really its not a difficult job, I am sure getting it painted would have returned much more money in value to the house than the change of lounge door to window or whatever it is you are doing.

    Someone buying it can paint it themselves, they can knock 5k off the price for time/materials, what happens if a potential buyer doesn`t like the new colour? It is just wasting everyone`s time to guess the best colour before a sale, at least with the present colour people can imagine their own colour when they buy! If it doesn`t sell it is down to price not wall colour or the quality of photos on a website.

    But then as mentioned previously the problem is once it is painted it can't be undone and then means that every 10 years it will need to be painted again so personally i would prefer it wasn't if i was buying that house.
