It's the height of bad manners not to show up and I can't believe people are excusing this behaviour. There's absolutely no excuse for it. Even if you get to the place and hate it from the outside or the area is awful (which IMO is the fault of the viewer for not doing research), how hard is it to just let the EA or vendor know? Someone will have spent ages tidying up ready for the viewing, hoping the viewers will like it, and it's really awful to just not bother to cancel.7

On the other hand, the house we viewed - on the second viewing the owners let us walk round for half an hour on our own (they actually went out) and trusted us to do so. I would imagine they would also pick up after their dog etc.

I think it works both ways though. When moving i booked a house viewing for a property i was very interested in. Arrived on time having taken time of work to view, and waited to meet EA. Homeowner had clearly made house look lovely, opened windows, fresh flowers in windows etc. Waited 25 minutes yet EA didn't both to attend. Complete waste of my time and i'm sure the vendor wouldn't have been happy if they has known. EA called 2 days later and said sorry we just noticed we missed the appointed. Very poor in my opinion

As a seller, I found it annoying and, yes, rude. Time spent clearing up and making the house presentable and for nothing. Each viewer represents a potential buyer so that small hope gets dashed as well.
As a buyer, if I booked a viewing, I went to it as I knew how annoying "no shows" are for a vendor. There was just one occasion when I refused to go into the house and that was because the area had a very claustrophobic feel to it; houses packed into tiny spaces, cars parked everywhere. On that occasion, I knocked on the door, spoke to the EA who was conducting the viewing and said that I didn't need to view the house as there was no way I'd be making an offer. Fortunately, my appointment was just one of several that afternoon so I didn't feel too guilty about it.2 -

We have had several no shows. Due to OH shielding , EA does viewings. We get house ready etc. All doors are held open so no person has to touch. This including front and back door. Last December, when was cold , had two booked to follow each other on same day. Both confirmed attending afternoon before. House ended up very cold , both no shows and not even a call etc to EA or his office to say not attending. Totally wasted his and our time. Plus reheating house.1

The seller of our current house cancelled on the morning we were due to view initially, we were passing anyway as it was on our viewing route for the day so drove past and had a look outside - hubby said no, don’t like it, no way I’m buying it, but as I’d already rearranged with the seller for the next day I convinced him to come back and look inside. All the way there next day he kept saying no, waste of time, not buying it - then he stepped inside, fell in love, decided he could compromise on the smaller garden than he wanted and lack of a garage and we ended up winning best and final offers at 10% over asking price as it had been priced cheaply for a quick sale as they had already found.If we move again I’ll be even less picky at booking viewings as I was last time around as we found an absolute gem that didn’t tick any of our boxes on paper but turned out to be exactly what we wanted.3

We arranged a viewing of a house, confirmed that morning and rocked up at the arranged time. 45 minutes later the EA it was very apparent that the EA couldn’t be bothered to do the same. It was after hours so we didn’t have any way of contacting them and when I called them the next morning they couldn’t even be bothered to return my call with their excuses.
