I think no shows are incredibly rude. We had 2 of these when we were selling in 2019 and I’d spent the whole day scrubbing the house and then my husband would have to go out with our 3 small children and when people didn’t show it was so disheartening. And the worst thing about it is how long do you wait until you think sod it I’ll get the children back and bring all of the clutter back out of the boot of the car?! There’s no excuse in my book, you shouldn’t book a viewing without having driven past already/street viewed it.2

I also think selling/buying a house is after all a business transaction and think of how many people don't turn up to business appointments etc.2

I am lucky as we have another property to decamp to although we have a lot of work to do there and have requested weekend Friday - Sunday viewings but I will probably not offer do the Sundays anymore as yesterday out of 4 booked only 1 turned up luckily it was on the estate agents watch but I am not going to waste a day of my time to deal with rude ignorant people who do not have the courtesy to say they are not coming our estate agent texts us with appointments and cancellations it takes 2 minutes to send a text or make a call no excuse manners cost nothingSlava Ukraini2

I don't think this is any different to normal human behaviour with anything. We've just been for a walk - people speed in cars, don't pick up after their dogs, don't keep two metres apart etc. I suppose selling a house means you're mixing with people with different moral codes that you wouldn't choose as friends. On the other hand, the house we viewed - on the second viewing the owners let us walk round for half an hour on our own (they actually went out) and trusted us to do so. I would imagine they would also pick up after their dog etc.1

I have only once not turned up to a viewing. Was parking up on the street in front of the property with the intention of viewing and opened the door to be confronted by a large man with a golf club threatening to smash my windscreen in if I didn't move out of "his" space. Couldn't get out of there fast enough. I did however when I calmed down after getting home call and apologise. Turned out it was the neighbour and local "big man" (read bully) who likes to show everyone who is boss and I was by no means the first to be threatened. The estate agents themselves had learnt quickly to park the next street over. Feel sorry for the sellers, its still up for sale almost a decade later.I have on the other hand turned up to a large proportion of viewings only to be told the appointment had been cancelled, the property was tennanted (not stated in the advert) and the occupants refused entry, or the estate agent didn't bother to turn up. So I guess it works both ways.2

I think its both impolite and very irritating. We had a few no shows when selling our previous house. The one that really got my goat was someone who- according to what she told our EA- could only view at 8.30 on a specific evening. We agreed to show her around and I did the usual to get everything staged for a viewing. We put off having our evening meal so there was no smell of cooking, etc, and waited and waited but she didn't show up. Admittedy, it would have been too late for her to notify the EA if something had cropped up but she left no message with them and she didn't return any of their subsequent calls to her. Really frustrating isn't it?

It's rude and inconsiderate, but it's all par for the course. You will be lied to, you will be messed about, you will experience stress, worry, and inconvenience. In my experience, one suffers the same problems as a buyer, too.If you will the end, you must will the means.2
