    There isn't really much there of any help as you have already done most of it. If it happened now, we might suggest having a go at an IAS appeal because we are seeing a few wins, possibly because the scammers are understaffed. 
    Since you are past the point of appeal, it's just a case of waiting to see if you get a real court claim, and trying to confirm the signs haven't changed since the date of the alleged event.
    Even if you can't do the latter, you can aver the signage is inadequate and require them to prove the contrary is true. You'll get to see the signs and landowner contract at the exhibits/WS stage if it does get to court.

    My advice is to sit tight and not worry.
    Send a data rectification notice to the scammer's DPO if you move home before six years are up.

    Another letter from CIS received on Saturday (3rd April), dated 27th March states that,
      "unless settlement of your outstanding amount is received within 72 hours of the above date we intend to advise our client to instigate immediate legal proceedings against you."

    I'm not quite sure how I'm supposed to respond within 3 days of a letter when I didn't receive it until a week later!  But never mind.  I'll file this in the 'ignore' pile with all the others...

    Knew it.  They are still using the misleading word 'Summons' despite knowing it is misleading.  There is no summons.

    Yeah, I'm very, very grateful for this forum and the knowledge here.  If it wasn't for this I would be very easily taken in by it.  There's definitely intimidation going on.

    As above , they cannot issue a summons , so very misleading , very untrue , so false

    They can always recommend that the claimant take legal action using MCOL , that has always been the case and the claimant already knows this so doesn't need telling , it's a no win no fee for the debt collector , which is why they don't like referring the matter back to the claimant for legal proceedings

    I would go for complaints to trading standards etc, whilst it may not get that far, a response should help if it does go to the court stage, you should also be looking at counter claiming should it go that far. Any miss leading terms such as "Summons" or "cant pay then we will take it away"should be treated with the contempt they deserve and any outfit or persons using such needs some action against it

    Definitely complain to Trading Standards, it is misleading the consumer.  Have you complained to your MP?
    You never know how far you can go until you go too far.
