I suggest you don't include that extract from the Land Registry in your WS, or refer to the map at all, but do complain to the landowner.
The NTK stated the car was parked on land at 34 - 38 Woodford Road. You believe the car was parked outside number 32 Woodford Road, which is a Pizza Express restaurant not owned by the company that owns 34 - 38, and therefore outside the area controlled by the claimant. You can't use that argument and that map/entry for obvious reasons. The clue is given by the boundary markings.
A lot will depend on where the car was actually parked, and whether the PPC show images of it parked next to number 32, or adjacent to numbers 34- 38.
Have you gone onto the PPCs website as if you were trying to pay (but obviously don't) to see if there are any images showing where the car was actually parked?I married my cousin. I had to...I don't have a sister.

I 've checked Companies House and DRE Group Ltd doesn't own any land or buildings.ParkingMad said:I found the Land Registry plan on Stockport Council's Planning website by searching for SK7 1PA.
The landowner of 34,36,38,40-42 Woodford Road and all of the layby is D R E Group Ltd, company no 05332710.
A search of planning application DC/070068 filed with Stockport council in June 2018 suggests the site is actually owned by the DRE Group Pension Scheme; which is a different legal entity.3 -
the pictures from their PNC camera thing show me coming in and out but not where i was parked, when i looked through the requested information they supplied me. it does show though that there were no cars parked infront of the first sign, but i do recall it being a busy night with people outside smoking and gathering. the good old days before corona. i had a look on some dash cam footed i tried to get. i drove through the street and out. but for some reason typically the dash cam only shows me driving towards that road and next clip i saved shows me driving out. but i did notice it was very dark and very hard to see the blue and yellow signs. i also wanted to put in the WS about how the signs used to be on the grass verge coming into the road and on pole on the grass to the right same side as driver. but for some reason it changed. i would of defiantly seen the sign if it was there. im just worried as i did think there was other cars when i entered but it seems by their picture of me entering , there were no cars in the first spot. but i do know for certain, i was parked in the very last bay outside pizza express window. it would of been hard for me to see any blue and yellow sign in the dark to the left of pizza express's door. there was also people walking up and down that street and in groups smoking and chatting. it was December and recall it being lively and Christmassy.Fruitcake said:I suggest you don't include that extract from the Land Registry in your WS, or refer to the map at all, but do complain to the landowner.

hi thank you what do you mean by summary cost schedule ?KeithP said:Those documents you intend to rely on are your Witness Statement, all your evidence and a Summary Costs Schedule.
You send all that to both the Court Office and to CEL by the date mentioned.
Email is fine.
Email addresses for both are easily found.0 -

Like the one shown in the examples people are told to copy from when at WS stage. The most recent good one was posted by @jrhys last month.shortysky said:

As for email addresses , if this is Manchester civil court , check their website for email addresses , ditto for any court , even Stockport etc if it's not Manchester. You chose the court in your DQ , so should know their details
You won't be printing anything , due to the pandemic , it's all email these days1 -
Thanks @Castle. I found a charge for 32-42 Woodford Road registered to Pensioneer Trustees (London) Ltd, company no 01688065, in February 1994. But according to Land Registry they were sold in June 2001, possibly to the Trustees of DRE Group Pension Scheme.I was originally trying to find an address where the OP could contact the landowner.Perhaps it would be easier to do a Land Registry search for £3?

Yeah I looked at their WS but won’t let me use the template he added to google drive thing. Won’t let me copy and paste the one on the link put on either. So assume I’m going to have to write mine and see. The WS looks very complex after the first couple of pages lol. I have no idea what I’m doing. Starting to worry it won’t be done in time now. And need to try get out in dark which isn’t till 10/11 these days so gonna have to drag little one out at daft o clock as no ones around that area to take pictures for me. All a head ache and court happed fast thought I’d have a few more months.Coupon-mad said:

Yes I got all the information they had emailed to me. I think my appeal won’t help me either when reading it. But they only have pictures of me entering and leaving. And not sure how they got the ref as the images are so poor. It shows it was really dark though! And the lack of light in the area. But also shows there is no cars parked in front of the little sign and pay machine. Which I thought was why I might not of seen it. But that road was busy so people could of been crowded around it as you can’t see the path on the image. Just the road. But I was definitely parked right outside pizza express last space outside the window.shortysky said:
