    Oh no 😢 I can't imagine how you're feeling!

Two updates here: sol assistant said "queries are being reviewed" which I hope means they have been answered

Oops posted too soon, hopefully the sol is now actually looking at the responses. No news on the AML checks though.

Ea said file is being reviewed. And both have said we should almost be there 🤞 EA did say that she had had a manic day which is why I didn't hear back til late so I sent her a very gratitude filled email thanking her for chasing!

    Hi all,

Been following this thread for a while. Have been waiting around 3 weeks so far to hear back but haven’t heard much yet.

We’re FTB’s so we don’t really know how long the process usually takes. We submitted our application just over three weeks ago and as you can imagine are nervous to hear more…

Any advice would be greatly appreciated.

Hey! I think as a whole Aldermore are very slow and methodical at the start of the process and are in no rush whatsoever to move things forward.

However, once checks are complete and valuation is instructed they do seem to speed up a gear.

One positive and it's just a straw poll from here is that most rejections seem to happen very early on into the process.

    Update! Still waiting!

the valuation was done and was fine, then aldermore queried the maintenance charge on our property which I’ve ended up digging and finding out myself so hopefully they’ll accept that.

they also wanted further proof of deposit as first bank statement didn’t show our address.

now on day 8 since those documents where submitted and I gather aldermore has gone up to a 9 day queue!

This is our 5th request for more information now and our main timescales so far:

    09/04 application submitted

    2 document requests

    25/04 application declined on affordability
——appealed and won, result was that we would pay off 2k remaining debt

    2 more document requests

    04/06 valuation instructed

    11/06 valuation complete

15/06 deposit statement and details on house maintenance charge requested

    Hopefully hear today or Monday!

Searches are complete, 12 enquiries sent to sellers solicitor and have had 5 answered but yet to find out anything further

    some process!

Fingers crossed for you! From what I can tell the entire industry is snowed up with everyone rushing for the 30th. My EA said this week has been manic for them and I've seen comments about lenders struggling to release funds in time! Hopefully next week all of this will calm down and everyone (im)patiently waiting will get some news!

@h75jb Aldermore are picking up and reviewed things in around 7 days so if you haven't heard anything at all for 3 weeks since the fully-packaged application was submitted, you should check-in with your broker.

Ideal scenario is that everything flew through and it's just the valuation result pending and you just haven't heard about it. But it could also be that a query or follow-up is stuck in someone's inbox. Good luck!

Your right about the 30th and the delays due to that, in the background it’s taken our solicitors 14 weeks and we’re still not near exchange!

Thankfully our house won’t be available until September time as the current owners are waiting on their new property being finished

we’re at the final stage with aldermore, everything is signed off and we’re just waiting final check and offer which I’m told should be today! I really hope so as it’s being a very long 3 months
