    A wooden garden shed free-standing on a concrete base? Nope. As removable as garden furniture.

    Fair enough, but I strongly suspect that unless the agreement states 'summerhouse and contents' for £1k then it is likely to just be the frame/base left in situ.  If the seller is planning to erect a new summerhouse in their garden then they will most likely take what they need to kit it out.  If the OP is expecting to get the contents included then they should clarify that with the seller (and get it in writing).

    The seller was very adamant on the phone that they paid £3000 for the summer house five years ago and £1000 for the base so they will accept no less than £3000 for the summerhouse.

    you posted just before 12pm they EA wanted you to call them.
    so <2hrs they have gone from £3k to £1k   and you have £500 on the table

    Leave it to Monday  nothing going to progress the rest of today. 

    They are on the back foot they can't let this sale go with a new build a month away. 

    I am quite intrigued by which summer house this is any chance of a link to the manufactures model?

    I wonder why they are desperate to leave it for the cheap, perhaps they don't want you knowing what is underneath the concrete base, perhaps a dog in a tesco bag for life?

    Must've been resolved as the property was brought. But the OP was cheated on six months later. Last e heard they was attempting to buy partner out!
