No update yet. The estate agent is notoriously slow at responding but hoping to hear back tomorrow.
  • This thread got me more anxious than my own move!

"the keys are in the summer house door so just go in and have a look round". Inside the summerhouse, we were more than impressed, they had a blazing electric fire, some cosy sofas and a little bar in the corner! We asked at the time if this would be staying to which they replied "it is highly likely to stay due to them downsizing"

Now it is up for negotiation you have clarified  which bits of the contents are also staying

How big is this thing(multiple sofa and a bar),  what quality,  just a fancy shed, log cabin, insulated...
What sort of roof as they can be the weak point and need attention.

    Simple as expectations and negotiations.

OP though they had a verbal agreement and made offer based upon that.

Vendor decided to change the product unilaterally.

OP decides to review offer based upon revised product.

Rinse and repeat until agreed at exchange and then proceed to completion.

OP then walks away or either sits in summer house, drinking G&T, or sits on concrete slab and considers what paving may best suit or if a new summerhouse is a reasonable expenditure, whilst sipping G&T, and ponders the wonders and many pitfalls of selling houses under the archaic English system.

9 pages of ramblings because it is not clear how the system should operate and everyone has a different opinion!

Would it be too progressive to give the full inventory at the start of the process so that you can then bid based upon an agreed protocol? Or we could just perpetuate the current system of ambiguity and stress and delay and extra costs :s
I think the requirement to sip G&T should certainly be brought in prior to exchange.

There is unfortunately no 'moral' in house purchase.
Speak for yourself! I've turned down a higher offer for a house because I had already agreed to sell it to someone else.

Don’t get all moralistic on us, when all you mean is that the extra amount offered wasn’t big enough to tempt you. :)
No reliance should be placed on the above! Absolutely none, do you hear?

Ug... Gin is only good for stripping paint and disinfecting.
Absinthe (Pernod at a push) in the summer, or Port in the winter.
