    The best advice I can give you is not to be emotional - the b***d how dare he I'll show him - just work out what you want and what you are prepared to accept and act accordingly.
  • Don't forget, if they take the summerhouse, they are probably going to end up trashing the garden in the process, so a bit more of a reduction is needed to compensate for that. 
    Presumptuous to ask for a reduction on something that may not happen. It’s in their interests to protect the garden but if they do damage the grass or anything they have the right to make good which is easily done.

    Ok you got me. We weren’t saying they need to reapply we were saying that they need to notify their lender of any changes. No application is needed but it could change the LTV if they are on the higher end of their bracket hence the debate of paying cash rather than a reduction etc.

    Tell me about it and that’s without the incredibly unhelpful and patronising response. Yes Adrian, at 24 years old, I am a first time buyer hence why I have taken to this forum for advice. 
  • I think the buyer is trying to pull a fast one as it were. They hinted that the summerhouse would remain and accepted your offer without stating that it would be on the basis of them taking the summerhouse.
    At the same time you failed to clarify that your offer included the summerhouse (although took it from the vendors remarks that it would be included).
    I think the vendor thought OK I'll take that offer but I'll make some back on selling the summerhouse. Maybe they will sell the turf off the lawn and their fences too?
    The is the possibility that they will in fact leave it behind anyway, as it won't be that easy to dismantle without damaging it and with all the other stresses of moving will they really be bothered to?

    There are loads of second hand ones on FB / eby etc.

  • Same thing happened to my brother - seller made a big deal about buying their shed and he got himself in a state. I told him to tell them he didnt want the shed (even though he did)

    Low and behold when he got the keys - shed was still there....
    We had the same issue, we fought over a range cooker that was 4 years old they wanted £500. We settled on £250 begrudgingly. Then they wanted £500 for a very small summer house (2 years old, was £1000), after the cooker we decided to risk it and not entertain any negotiation... They took the summer house but must have removed in a rush as few screws and the odd bit left. Not sad about it going, yet doubt they will have get it quite right in the next place.
    Just expect not to be there and be happy if it is.
  • I wish the shed in the house we are buying was going, but I guess it will disintegrate into dust if it's moved 😆😆
