Moving house...seller taking summer house

    There is unfortunately no 'moral' in house purchase. You simply need to decide what you will or will not accept and communicate that to the agent. The seller must do the same. They probably do want to sell and buy their new build, so you are probably in a good position to get them to agree with what you want. If they don't, then you have to decide stick or pull out.

    OP has said it’s gone already. The OP is a first time buyer and has already invested money to progress the sale so they won’t worry that the sale will fall through over something that wasn’t included in the sale. That decision lies with OP if they are ok walking away knowing they will have to use more money to start again on a new sale.

    As a seller myself I wouldn’t take this seriously as it looks like you want them to buy you a new fancy summerhouse

    Their offer was based on their probably being a summerhouse included. So the summerhouse is already paid for in the offer, they are now offering an extra £500 on top of that for that summerhouse to stay. Seems very generous to me.

    As the summerhouse was never included in any of the sale information or F&F it has never been ‘already paid for’. What the seller could do would be to offer a £500 reduction if they have already sold the summerhouse again they have no obligation to do so but they could be willing to meet in the middle.

    Sorry. Missed that. This seems a daft thing for the seller to do without discussion. Arrogant, even. As the buyer, I'd react very badly indeed,

    There is two key points to learn from here;

    1. If there is a shred of doubt about something being included in the sale have it confirmed when you make your offer. 

    2. If your property has something that is a USP to a buyer but you are taking it best to make it clear from the outset.

    Personally, I'd have simply pulled out of the purchase if this was done to me.

    Ah ok that’s interesting, when you mentioned the concrete base I thought it had been moved.  In that case I think they could accept the offer of the £500. Fingers crossed.
