    This word doesn't fit in this scenario. This thread on the whole is very bizarre. 
    I'm expecting the sellers to strip the summer house back to a totally bare shell when they leave. ;)

    Nobody's siding with anybody.
    The buyer was told "might be left, might be going" at the viewing.
    The PIF said it was going.
    They've negotiated pre-exchange to have it left.
    Everybody's happy.

    Highly unlikely that they are going to leave any of the furniture, fixtures or fittings.  They are buying the building, not the contents - same as the main house itself.

    And the usual definition is if you could pick the property up, turn it upside down, and shake it... what would remain?

    A wooden garden shed free-standing on a concrete base? Nope. As removable as garden furniture.
