    So exciting Wednesday........fingers crossed for you.   

    Do you know if there is a chain. If so, make sure your estate agent really checks out and firms up the chain ASAP.  Remember the old adage. "Buyers are liars"😂🤣.   Ok, slight exaggeration and definitely not always the case, but you'd be surprised how many people do lie about having funds in place and how many sales collapse because they have been somewhat economical with the truth or rather too optimistic about their mortgage prospects.  The sooner a buyers  financial arrangements, solicitors details etc are confirmed the better.  

    My advice is to really stay on the ball so as to avoid delays.  It's when there are delays and people messing about that sales are more at risk of collapsing.  Make sure you have all your documents, certificates etc in place.  Do everything you can your end to process everything as quickly as possible.   And keep chasing estate agents.  Don't be embarrassed and feel you are hassling them, it's their job and it's in their interests to keep things on track.  

    One little trick I use is I ask them "is there anythjng I can be doing to help". 

    I don't know how you feel about this and I appreciate it might be something you are uncomfortable with but I have always found it very helpful to allow my buyers to contact me independently of the EA or solicitor if they had any queries or needed any further information.   A quick email, or phone call can often avoid weeks of to-ing and fro-ing via the official channels.  Same with the people you are buying from if they are amenable.  
    I didn't even see the person who is (hopefully) buying our house but they are a first time buyer. Our estate agent said she has a mortgage in principle and is applying in full this week. We luckily don't need a mortgage if we get this house and the person we are buying from hasn't found a property yet as they are moving miles away. He was house hunting last weekend and yesterday though when we visited the house.

    I did think about giving my email to the person we are buying from but it was the estate agent showing us the house yesterday so I felt a bit weird saying it to her.

    My Champagne moment yesterday was taking delivery of my Boots online order. I bought 6 x No7 Beautiful Skin Gorgeous Glow Body Scrub, 3 x No7 Beautiful Skin Intensive Body Butter, 3 x Boots Tea Tree & Witch Hazel Night Gel and 1 Boots travel mini Tea Tree & Witch Hazel Exfoliating Face Scrub for a total of £50.75 saving myself a massive £96.05 due to various online offers that I was able to combine and I also earned 732 Boots Advantage card points.  :D  <3

    So sorry to have missed yr big birthday LL.  very happy belated happy returns and may this be the start of a fab decade full of life and laughter.   I think it’s yr grandsons third birthday today and enjoy family time and then celebrating with friends.  

    My champagne moment this week was buying a brand new, lined coatfrom M&S for grand total of £8.99 😀.  Couldn’t believe it, only one size left, so it was pure luck.  Can’t go wrong really !!!
