Sheila.......💐❤️ Have a nice time with your friend. Keep your chin up. Another lemon drizzle cake fan here.Hello my lovely friends...,I have been a busy little bee. Over the last two days I have painted another 7.5 fence panels. phew!!! 28 panels to do in all. Thankfully over 2/3rds done now.......so hopefully I'll have time to paint the shed too this year. Bit of a marathon but well worth the effort.Had my haircut yesterday. This morning I have done some much needed housework. This afternoon I'm having a massage and a facial (birthday treat to me with love from me😉).Have a great weekend .....it's a bit soggy here but the garden was desperate for the rain so I am not complaining. Apparently there's another heatwave on its way. 😁5

First gift already. (Birthday tomorrow). From my lovely grandsons. (Obviously Organised by my DIL, bless her).
Thanks SUgarbaby. Yes hair cut, massage and facial all done. Outfit picked out. Looking forward to a lovely day tomorrow with my family. Grandchildren will be at nursery so it will be a nice relaxing adults only lunch. Great for my son and DIL, they actually get to eat a meal in peace. 😁. Then I'll see grandchildren at the weekend...the eldest will be 3 on Friday so more fun and frolics.8 -
All is going well here. Having a break from painting this week. Just focussing on myself, celebrating with family and friends.....sticking toCovid guide lines of course so no big Parties - just a series of quiet lunches with various friends. More my style anyway.....I prefer smaller more intimate gatherings rather than big bashes.

I don't particularly like the new layout on here either.
I haven't looked on the OS section for ages. I just bookmarked it again.
Well done on the weight loss CG!
Happy Birthday LL.
I have accepted an offer on our house and we have found a property we like which has also been accepted. I was saying on another thread on here that it was only 15 days of house hunting before this happened.
I hope nothing goes wrong anyway!6 -
So exciting Wednesday........fingers crossed for you.Do you know if there is a chain. If so, make sure your estate agent really checks out and firms up the chain ASAP. Remember the old adage. "Buyers are liars"😂🤣. Ok, slight exaggeration and definitely not always the case, but you'd be surprised how many people do lie about having funds in place and how many sales collapse because they have been somewhat economical with the truth or rather too optimistic about their mortgage prospects. The sooner a buyers financial arrangements, solicitors details etc are confirmed the better. My advice is to really stay on the ball so as to avoid delays. It's when there are delays and people messing about that sales are more at risk of collapsing. Make sure you have all your documents, certificates etc in place. Do everything you can your end to process everything as quickly as possible. And keep chasing estate agents. Don't be embarrassed and feel you are hassling them, it's their job and it's in their interests to keep things on track. One little trick I use is I ask them "is there anythjng I can be doing to help".I don't know how you feel about this and I appreciate it might be something you are uncomfortable with but I have always found it very helpful to allow my buyers to contact me independently of the EA or solicitor if they had any queries or needed any further information. A quick email, or phone call can often avoid weeks of to-ing and fro-ing via the official channels. Same with the people you are buying from if they are amenable.I do actually have printed cards with my mobile number and email address which are perfect for such occasions. I think they look professional and business like, far more elegant and sophisticated than scribbled bits of paper which are easily lost or misplaced. My calling cards always seem to impress people😉. I certainly find having professionally printed calling cards give me an edge. I don't know quite why but people really seem to think I'm must be someone important to have my own cards. 😂 🤣 When I give one out I can see from their expressions that they are intrigued. You can almost see the wheels turning as they try to suss me out.I got them online from vistaprint. Only £10. I think they have been a great investment for such a small outlay.Only this week one of my calling cards proved its value. My friends mobile died and she lost all her data for a few weeks. Then she remembered she had one of my cards tucked away somewhere. Once she had located it she was able to contact me instead of having to wait until her mobile was back in business.Anyway, Wishing you lots of luck and a nice smooth transaction.8
