Tenant Flat Fire - Next stage - how to sell?

If she was claiming to be homeless from your flat she would be intentionally homeless as it seems she was involved in burning it down.
She is not homeless she has found somewhere else to live,if she is becomes homeless from wherever she is now she could make a homeless application from that address as this is the address she last lived at, this would be her best bet because from this new address she may not be intentionally homeless unless, of course, she burnt this down as well, she does seem to be on a bit of a run!!
The homeless department would look at where her last settled accommodation was and that would have been cgw's flat as she is currently living in a refuge which would only be deemed temporary accommodation. Therefore there is a strong chance she would be intentionally homeless. I don't say definitely as it was not her that started the fire even if she did let her pyromaniac daughter in there. She could argue that she was not party to it and had no way of preventing it from happening. However, as a single woman she would have had no priority but if homeless due to fire, flood, act of god then would automatically be priority.
cgw, I have followed this thread since the start and just wanted to say how well I think you have handled the whole thing. I am pretty sure I would have been in a total mess by now!"I've fallen down a hole" - said in best Monty Python voice-over.0 -
Thanks for that Alleycat.
My ex - tenant's (how wonderful to write it - EX-TENANT) daughter it seems from scorched paperwork at the flat, was in court for assaulting her social worker in June. The solicitor persuaded her to plead guilty. The suspended sentence was conditional on her not re offending for 12 months!
This is a strange world, full of aliens.
I gave gathered what remains of my sanity in small carrier bag.
I now keep it near the front door.
I've decided that I - and from what I can tell from your replies - many of you, may well not be from this planet at all - if the crazy, angry, dangerous people are anything to go by.
If the mothership arrives to take all us nice guys home, you will remember to send me a pm, won't you?
If all this saga of the flat was on an episode of Eastenders, everyone would say it was far fetched!
Thank you for saying I'm handling it well - much appreciated!0 -
Just a quick post to say that I think you are doing brilliantly - I would be in a small puddle by now. I admire your composure.
Good luck & I hope all goes well.Always another chapter0 -

This is notthe spot where the fire started sp some bits are seemingly intact.
The carpet is melted as are soft furnishings, cds, hair dryers. In the part of the room where the fire was started, the water pipes., that, feed central heating, have had joints melted and have been intermittently gushing for a week. This is because there is seperate header tank, and as water drained from system, header tank refilled and so on - as far as I can see. As - when main stop cok was on - it gushed.
The leak is above my stop !!!!. I would sawn through pipe and capped off the feed pipe, but luckily the freeholder was with me and did it for me.
Sorry, too much detail!
However, I will keep you posted on the progression of the regfurb.
I would urge everyone to chek that they are fully insured to the amount of what it would cost to rebuild.
If you are under insured and there is an accident or disaster, the insurance company may judge that as you had only been paying to insure (for e.g.) four fifths of what is would cost to rebuild your property.
As a reult they may only pay four fifths of the rebuild/reurb/insurance claim that you make.0 -
Wow! Looking at the amount of damage I have changed my initial opinion a bit on why the fire was started. I initially thought that it could have been a ploy between the tenant and her daughters to get priority for rehousing, but with the fact that so many of her possessions were in there at the time and the level of damage, I reckon the tenant may not have been party to it.
I assume daughter that started the fire is now back in custody to complete her sentence as she breached the original suspended sentence. Hopefully that should make you feel a little safer. Also as she set fire to her father's place on the same day, it sounds like it wasn't totally malicious against you specifically.
I wonder if the tenant had contents insurance?!"I've fallen down a hole" - said in best Monty Python voice-over.0 -
The tenant's representative phoned me whilst I was in the flat.
She was asking about any salvageable possessions and then suggesting that I donate anything remaining to charity.
The point about contents insurance is interesting.
The loss adjuster asked to take the phone for me and speak to ex tenant's representative. He said that it should not be left up to me, there may be valued or valuable possessions amongst whats left. He said that the insurance is not for contents. He advised the representative to inform her client that she needed to hire 'a man with a van' to clear the property. Or - if I was agreeable - to pay toward the extra skip hire and labour - we figured about £400 - two skips and labour.
My insurance doesn't allow for that.
I am getting disturbed that this women's refuge - I know of it and its always had a good reputation - are phonong me and placing responsibility and even extra cost on me, when I am the victim.
They haven't shown any interest in how I am managing all this - or whether I am ok - haven't even asked. Seems rather uncaring.
I don't think I need to deal with these calls any more. I wonder if Victim Support would field them for me.0
