Picture 4 would be enough to put me off.  Stairs off the living room are a no-no for me in any case - but the way the furniture is arranged, it looks like you are using the stairs as the focal point of the room.
Can you re-arrange the furniture - even if it means putting some of it elsewhere/into storeage?
  • Not bad, but it is overpriced IMO.
How surprising to hear you say that...

Have you ever considered once giving an actual price that property should be rather than saying everything is overpriced - you are an expert on housing prices after all?

  • What made you pick that EA? Every time I've come across their listings, the pictures are on the poorer side.

Convenience (they are based five minutes away in the village), plus they seem to sell the majority of houses round here. The main reason was because the house that triggered this whole move off was listed with them, and we thought it would be easier having it ‘all under one roof’ so to speak.

240k tops, and maybe less depending on how Covid and the economy shapes up (or down) next year.

We arent yet. The one that looks great on paper is a bit of a bodge once you get inside, and needs a totally new kitchen and boiler before you even unpack ( no word of a lie, you can fit your little finger between the gaps in the worktop).

We fell in love with one, but that sold, came back on the market & sold again. We offered but werent proceedable as we havent sold.

Yeah alright, the one bed terrace house over the road has just sold for that!
  • I'm afraid it is price... the photos are pretty awful as well,

August is a slow time for obvious reasons but we are well into September when people are looking to be "in for Xmas"

For me I would dress the house to sell and certainly change agents as if they think these photos are good then they really haven't got a Scooby

From comparisons stated in other posts then I'd be looking at 275  tops
  • Kitchen looks very dark. Needs lights on or a photo flash to bounce light off the ceiling.
Lounge layout is below optimal, and the front door and stairs directly onto the lounge would rule the house out for me.

A kind word lasts a minute, a skelped erse is sair for a day.
