Also I dont know how well you know the area, but Orsett isn’t Stanford-Le-Hope. Stanford is a small town that neighbours with another small town, both with good and bad sides. Orsett is a very nice, quintessential country village.0 -
I think the pictures don’t show your house very well. The picture of the outside taken at an angle means I initially go “which house am I looking at here” as it’s a terraced.Then the strange 2 pictures of bedroom 2, just use the picture with the bed showing it’s a bedroom. I also think having a fridge in the conservatory says the kitchen is too small.I think your agent could do much better pictures and that would really help.Your ad also just says “Orsett”. I find it better when the ad mentions the road name as most people looking locally know the roads and areas and it helps paint a picture.I live in Essex and I would look at that area and think it’s very near the a13! Which can be a good thing for some and not for others .I think first step would be new photos and take it from there. The price is also a bit high. Think 280 would be more realistic.Good luck with the sale!

If you are keen to sell. Reduce the price. Otherwise sit it out and be patient. Transactions will be down for very obvious reasons. The economic impact of Covid has yet to be fully felt.1

Sorry, but I agree with the posters who have suggested that your asking price is set too high. No offence but it's not the most desirable area in Britain, so it's not the sort of area to overprice your property.
With winter coming ( and possible flu and corona doom ), it may be a really good idea to cut your asking price very quickly; otherwise you may want to take off market until Spring, get a better idea of the overall selling situation then, and in the meantime get better pics or better EA.

The fridge in the conservatory is actually the second fridge (drinks fridge), theres a fully integrated one in the kitchen.

The trampoline will put people off - I can imagine their screaming brats making the garden a no go area for someone like me!!OTOH if it's someone with young kids they might be happy that there's potential friends next door so who knows.2

I suspect people are getting the 3beds for under £300k if they are knocking some of those then they are into your range.

a secluded new build development (about 25yrs old), built on the outskirts of a ‘chocolate box’ village.
but it is on the other side of the bypass with no village amenities built on an old container site next to a quarry and a land fill.

I think you could do with getting better pictures:
- Have the first photo of the front of the house, and take it so it shows your house, not next door - when I first saw the pictures I thought yours was the end one.
- The photo of the conservatory is very dark - I would open the curtain over the door and take the photo in daylight on a sunny day, when it is looking it's best.
- lose the photos of the 2nd bedroom set up as an office. Keep the one of it set up as a bedroom - as you say, it shows people that there is room for a bed, then it won't matter so much if it is set up as an office when they view
- Include a second photo of the living room from the opposite end
- get the agents to add the measurements to the floor plan.
All that said, although your photos are not great there is nothing hugely off-putting in the pictures, so if you are not getting much interest it is almost certainly down to price.

To me that living room is more like a hallway. It has the stairs off it and to sit down and eat you have to take your food from the front kitchen through the living room into the conservatory.
