No interest in our property after 4 weeks

So like lots of people on here, our property has been on the market four weeks now without a single viewing! I know its early days and a lot of the mortgages have been pulled from the market, but i would have thought there would have been at least one viewing. The agent says all viewings (not just ours) are down, and that’s quite normal for august. It just makes me think that our house is awful. Its on a secluded new build development (about 25yrs old), built on the outskirts of a ‘chocolate box’ village. The price is in the middle of what these usually sell for (between £270k and £300k according to Land Registry sold prices).
Could you take a look and give us any pointers on things we may be missing?

Are you sure it's in the middle?
Only one went above £300k in that street, and that may be different as it sold for £284 in 2017.
The others were £268, £260, £260, £270, £265 for the 2-bed terraces.
Assuming that there is something special about number 96, your place is between £19-29k above the rest of those.

How does yours compare to number 80 that sold for £268? Also how is your area doing job wise, are you reliant on employment by the ports nearby, has there been a knock on effect from covid and brexit?

Not convenient to look in detail but a big FO trampoline next door and garage at the bottom of the garden? with no door to the plot got to walk round won't help.0

There is no overall size on floor plan. That’s one of the first things I look for, and that tells me it’s not on there as it must be very small.
Pictures look a bit dark, could of done with lights being on as being dark would put me off.
Why is the picture of the front of the house more of the end terrace? That’s odd.Above all with no viewings it must come down to a combination of current conditions and price. Looking at other sold prices it looks a high price.1 -
Where do you eat? My main issue with these type of two beds is the lack of dining space, which to me is a huge thing! (Brought up all sitting together to eat). Unfortunately that instantly puts me off but won’t be such an issue for others.
Where is the TV in the living room?
The front of the house isn’t shown well, I’m unsure if it’s the corner or the house connected to the door?I don’t think your photos do it much justice but at the moment you’re probably appealing to a small margin who wish to downsize. Couples or wanna-be families would probably find it too tight.

Thanks for your comments. Theres three other two beds on the estate that have recently sold for that were up for sale between £285 - 295k. Looking at other roads (same type of houses), they are around the £290k mark.
The one that went for above £300k (96), it has a bigger garden as the garage is to the side (so its wider), with also the potential to extend over should they wish.Number 80 doesnt have a conservatory, or garage, and when it was sold it still had the original kitchen. It also has no front garden as the road/path in front leads to the parking area.
As for the garage, that one isnt actually ours, we are in the middle of the block. The OH did try and get the garages swapped when he reserved the plot, but it was too late.
Regarding the ports, they have never been so busy. They are doing a lot of expansion works down there, new logistic hubs etc. Although its could be classed as an industrial area where we are, its not really, its actually very green with a semi rural feel. I wouldnt say people here are reliant on the ports for work, we actually know very few people who work there.0 -
We eat in the conservatory where the table is? You could probably get a table in the lounge depending on where you situate the tv. Most people have their tv by the back door, but we rerouted the tv ariel socket so that it sits on the wall opposite the window, which gives you more options.Competsoph said:Where do you eat? As for the front of the house, yes its a tight picture (its not the corner house), but we did it that way as the house next door (other side) is really scruffy, and the weeds were knee high.

Remember that sold prices may end up being a bit under the asking price.
But anyway, looking at the ones that sold.
The ones at £295 and £290 are end of terrace, so more desirable.
The one at £285 has a front driveway, also preferable.
The one at £280 has a double-sized garden, so also preferable.
But, there is not really that much between the houses, very similar size and layout. And clearly people are buying them. I think a cut to £275k and would be much better. If you're going 4 weeks without a viewing something must be wrong. The photos could be better, but I think most people would know what they are getting here.0 -

Hi. Unfortunately the living room is very limited, no room for a proper Tv stand or nice shelving unit. And also, I have family living in Stanford-le-hope. Sadly, it is not a nice place to live.
