    Don`t get caught in the photos/cat/guitar loop, clear the clutter and drop the price. Good luck!
  • I started off thinking "why has this had no interest, I'd go see it" then from pic 9 onwards it went downhill.  Personally, I'm put off by the kitchen, it looks exactly the same as the kitchens in the student halls at all 3 universities I went to, so, if you have a bit of money to spare, I would maybe get some new cupboard doors?  You can even pick them up on eBay!
    Also, pictures of the outside are a must.
    And as others have said, properly made beds (can you coordinate bedding with the rooms? To make it look a bit more harmonious colour wise?) and better angles for the photos.

    There seems to be quite a lot of choice of relatively similar houses for sale near you.  To me, this means that you will need someone who likes yours specifically and if there are even minor offputting things (like the map) they will just move on and look at the next.  And I agree - show the garden at its best.

    One issue is that garden was small and a triangle  now there is the sunroom there is not a lot left.

    You an get a good idea of the estate from one of the planning applications.

    There are 4 beds with asking at £220k
    If I had around £200k to spend I would start with those.

  • When I first looked at the outside I thought your house was detached due to the camera angle. Street view ( that other poster put ) shows how it actually looks ( rather less attractive ) 
    I hate “offers over” with a vengeance and never bother even viewing. 
    Plus there are 4 bed semis that are same price or similar to yours ( if one assumes you want more and they might accept an offer for less ) 
    I think its price unfortunately 

  • Thanks for all the feedback very helpful thankyou.  There are things I can't change, room shapes, shared drive, small garden etc. But certainly things I can change, photos, bedding, handrail in bathroom, declutter but not stark. 
    Have asked again about street view and am still told they can't change it, but they are meant to be checking with someone else.  I'll remove the offers over as well.  
    The four beds at 220k are end terraces and three story.  The ones at 200k are also end terrace and two of the bedrooms are quite small.  But yes they are four bed and they do have appeal to the buy to let market.
    It's true what you say that a house is only worth what someone will pay for it, and price is always key, but making the changes highlighted to the showing of it is something we will do.

    I'm not sure most people would be worried about if a property is a semi detached or an end terrace. They both amount to the same thing one set of attached neighbours.

    All things being equal a four bed house is almost always going to be worth more than a three bed house. To get the higher value for your house it would have to be something that stands out from the crowd for the right reasons, you have a lot of competition in your price bracket in your area so you need to really make your property something special for buyers to pick yours over the others.
