Indeed it can if the price is too high. For nearly all houses, there is a price which will get them SSTC in a month and completed in 3-5 months. If you ask too much, it will take much longer and the eventual sale price may be a bit under the "1 month sale" price.[Deleted User] said:It can take months and years to sell houses, don't expect things to happen in just a few.(My username is not related to my real name)0 -
I think it is the pictures that are letting the property down, that and a rapid succession of price decreases. You are making it look like you are desperate to sell. Potential buyers will be waiting for the next price drop.
The house doesn't look very big from the photos and you have a lot of "stuff" in it.
Personally I think I would take the house off the market. Spend some time having a big declutter and dressing the rooms properly and then pick one agent who can take professional quality pictures and get them to market the property at a price you are happy with and then stick to that price.4 -
Thanks. Have called agent and asked for photos to be retaken and pointed out the constructive comments from here.1

Who took the photos? They're pretty rubbish if it was a professional.2

Whilst your room sizes are quite generous for a relatively new build your personal furnishings diminish this. Could you remove pictures and objects from walls and at least half your cube storage? Your saucepans should not be on display as it looks as though there is no where to put them. Some buyers have little imagiination and believe that beds against a wall or only one bedside cabinet mean that there is little room which is wrong as your bedrooms are all doubles. You could buy some cheap white bedding and make the rooms look more neutral for photographs. You need to pack anyway for moving so get things pared back to showhome standards and get more and better pictures taken. It doesn't have to remain like this but gives potential buyers more of an idea of where their things could go.Even someone using a camers phone could do better than your estate agent.2

Hiya, a garden pic is a must.Secretsusie said:Thanks. Have called agent and asked for photos to be retaken and pointed out the constructive comments from here.
Glad you're getting new pics as the originals make it look like there is no room/cramped. The sun room has one beam of sun and the rest is in the shade, looks a bit dark. Personally I would ditch pics 15 and 19 and have all the bedroom ones redone. The other pics look okay to me.
Good luck with your listing and please post again with the new stuff 🐈Just my opinion, no offence 🐈1 -
photos are awful, no garden pics, no dimensions on floor plan and it does look a little cramped but again maybe the photos3

Have you checked on rightmove houseprices how recent the last sale was in your area? People often hear/ tell stories about how quickly properties sold for and how much they got, but many properties take ages to sell - there are no averages when it comes to selling! I would check your expectations first and then see what else you can do to make your property look the best on the market. Also, don't fall for the media reports about how many people are buying - most are not!1

I have just recently had an offer accepted on a house about 15 miles from you. My criteria was around £200,000, 3 bed semi so yours would have appealed if in my search area (I was only looking in my local town.) I viewed about 20 houses over a year.
My reaction would be it's a nice looking house from the outside so has some kerb appeal. The bedroom sizes aren't ideal as fitting in wardrobes etc will be tight. It's good one is 15ft long though, is this used as the master currently?
The photos make it really hard to work out space in each room. Some of the furniture makes it look a bit busy, such as alot of shelves in the lounge. I could see past that but I've realised not everyone can.
I found that the less 'lived in' it looked, the more appealing it was. Same when I sold mine, for the photos and all viewings I hid all niknaks, kitchen bits apart from kettle and microwave, fresh ironed bedding, hid dogs bits etc. Yes it's alot of bloody work but can make a big difference5
