  • Things that would put me off viewing:
    • Random part wooden section of the house
    • Windows that open that way rather the normal way
    • Strange shape to some of the rooms
    • Neighbours windows overlooking your kitchen
    • The cupboard thats in the way of the sink
    • Disabled shower
    • Master bedroom looks small (but kids? bedroom looks bigger) - Not sure if this is just a photo angle thing
    • Hard to find on streetview (i gave up looking)
    • Tiny looking garden

    All that is true apart from the wooden bit? I think you meant the upstairs bit, which is uPVC and all the houses here have it.   I realise it's a house on am estate and there's not much I can do about the overlooking or room shapes.  But will definitely declutter alot and get photos retaken.    
  • I found that the less 'lived in' it looked, the more appealing it was. Same when I sold mine, for the photos and all viewings I hid all niknaks, kitchen bits apart from kettle and microwave, fresh ironed bedding, hid dogs bits etc. Yes it's alot of bloody work but can make a big difference
    You're totally right. People forget when they're selling other viewers don't want to see how you live, they want to see how they will live!

    As you are looking to redo some photos I wont dwell too much on photo quality as others have already said but would like to ask:
    What does photo 14 add? Its just a slightly odd looking sink
    What does photo 17 add? I don't see a fridge next to a radiator as a selling point
    What does photo 19 add? We all know you have an upstairs hallway its so that access can be gained to the rooms up there, it is a quite an unremarkable hallway so I do not see the need to photograph it 

    It may just be me thinking that some agents just go a bit photo happy with no real thought to the purpose of the photo.

    If I were being picky I would also say there is something about the living room I don't like but cant quite put my finer on it, it looks too busy without being cluttered, maybe its just a bit too full? I would probably reduce the number of photos / things on the walls and reduce the number of items on the shelves.

    Many people go straight to this to see the surrounding houses and neighbourhood - and in the OP's case it shows completely the wrong house, and a rather drab possibly ex-LA house in a rather drab area!

    Just a tip before the new photos - straighten up the bedding, make it look nice, smart. The kitchen could do with a tea towel folded neatly, a kettle. There's a fine line between decluttered and stark. And you are on the side of stark with a hint of mess. 

    The sun room looks horrendously dark - make it light for the photos, turn on the lights, get the photographer round when the sun is in the room.

    I agree.  I've asked both agents repeatedly about street view and both have said they can't change it?  Is that true and if not what do I need to tell them to do to get it in the right location.  It's not even the correct road, let alone near the house 
  • How can they now change it?  They have just shoved in the road name and left it!  They get to drop a pin on a map.  Took me over 5 minutes to find it, even when I finally got to the new build I had to go searching through the streets further.  Imagine buyers trying to look where it is and how they get there!

    Nonsense, everybody else (well, nearly!) can manage it. Go to Streetview and you can create a link showing exactly the location, angle and zoom level you want, I'm pretty sure that can be used in Rightmove.

    It's north east facing.

    I suspect it never gets sun.

    You need to look opposite Feathery drive.
