We have had house on the market since July. Had 6 agents round to value, range was 225k-235k. We had hoped for 210k plus. Put on market with one agent, other agent then offered to do joint agency for sole agency fees and existing agent also agreed to same deal, so we were optimistic both thought they stood a reasonable change of selling.
Zero interest at 235K so dropped to 225K quite quickly. Still very little interest so approached both agents as asked at what price would it fly out the door, (as from reading this we know its always price that the issue) both said 210k, we decided to go with 200K to hit the price band searches on rightmove.
Still nothing, to us it honestly seems the best value locally, there are some smaller 3 beds for 10k less locally but they are considerably smaller third bed and only one bathroom. (but they do have larger gardens). There's also an identical style for 235K round the corner that has front porch and larger extension, but not sure thats worth an extra 35K (thats not sold either, no idea if any interest)
Not entirely happy with agents responses, which is that they dont understand why its not selling, but aren't getting enquiries in order to be able to ask people. Its a nice village location, good services, good school and mainline london train station a few minutes walk away. Other similar styles have sold for around 200k within last few years.

There are no photos of the 'fantastic outside space' - and outside space has become very important since lockdown. Bizarrely there are two photos of a chest of drawers and a bed, crammed against the wall - which rather leads me to doubt the claim that all three bedrooms are doubles. I'm afraid the quirky room shapes would put me off immediately, but there's not anything you can do about that - sorry!#2 Saving for Christmas 2024 - £1 a day challenge. £325 of £3663

Is it just me or does the Map on rightmove show a completely different (and less attractive) property? I have had a zoom up and down all the local roads and still cant find the OPs house.2

It can take months and years to sell houses, don't expect things to happen in just a few.
There's no amount of would-have-been house buyers/sellers that have/are too worried about their financial situation to move house this year - even next.
Until the economic situation (covid related) settles back down there will be fewer people moving house generally speaking so either reduce the price to stupid or keep it on and wait out the months.3 -
As a FTB who is looking for houses right now I don’t think I’d view either. The photos don’t look very professional. They make each room look small and cramped and there’s no dimensions on the floor plan to suggest otherwise. No full photos of the garden also, which as somebody mentioned is becoming more of a priority right now.
I’d also ask for another photo of the front of the house to be taken that shows the garage better, at a first glance it looks like there isn’t one.

I'd love your sun room! But also agree needs pictures of the garden, even if it is small I can't tell if there is anything at the moment. Some room shapes is a bit different and will be restricting your market somewhat, so you probably just need to wait it out.2

Looking at a search of the area around the station, it strikes me that there are quite a few houses for sale relative to the size of the area.
The only properties SSTC are detached ones, and those come with more outdoor space. In the listing here, there are no real pictures of the garden to show what the size is, viewers might simply presume it is tiny. The dual agent listing also makes it look a bit desperate.
Probably for the next owner, but the downstairs could do with being opened up.... not very family friendly, and the kitchen doesn't seem big enough for dining table. Removing the wall between lounge and kitchen and maybe conservatory would offer a much better space.
I think the problem is competition from the above listings, but also the poor photos in the listing. I think the house itself is nice, but if there is no garden that may be a bit of a turn-off for the target market. I mean, this house is nearby and may seem to have more potential if someone is going to spend a bit of money amending it.2 -
Pictures are really off-putting. They should be up in some sort of sensible order rather than all over the place. The garden and garage missing from the pictures. It doesn't look like your kitchen is big enough to have the table it may or may not (depending on whether you look at picture 9 or pictures 17/18) have in it, makes it look very cramped.
It is surprising how cramped it looks in the pictures given that the measurements actually do seem to indicate reasonable sized rooms.2021 MFW #35: £6000/£60002 -
Thankyou. That's exactly the sort of comments I was after. Garden is small, but yes should be included. Kitchen is actually pretty large so will have to address that. Will ask for new photos.2

It might just be me, but I am always immediately suspicious of a dual listing property. I assume that it's had trouble selling in the past, so out of desperation, the vendor has farmed it out to more agents. If your agent is good you really shouldn't need help from another.
The pictures are fine - not great, but also fine - I would view based on them if I like the location of the house etc. But, I also agree a garden pic is a must - without it, and with so many similar properties on the market, I might just bypass this one.
I would suggest taking it off entirely, waiting a month or so - enlisting a new agent who will take better pics, and then re-listing. Often people have their rightmove filters set to 'newest listed' which means yours will already be overlooked by many.

Initially , there are some very nice pictures . Then , it's a bit of a mish -mash .
The bedrooms look very dated ,and the wallpaper isn't doing you any favours .The kitchen looks quite nice , but I don't think there is room for a dining table .
Is that a fridge freezer next to a radiator ? There aren't any photos of the garden .

Regarding the price , it sounds like you have adjusted it too quickly rather than gradually.
From what you are hoping to get , maybe it was worth starting off with £215k and see what gives . If you change one or 2 things as others here have suggested , you may not have to alter the price again and with new pictures you should get more interest .Hope this helps
