  • Sounds like we got lucky with our sellers.

They left a bottle of red wine with 2 glasses, a card, a list of the best local takeaways and like a previous poster they labelled all the keys for us.

When I lived in Aus the buyer had to do a final inspection day before completion and sign off on the property before completion took place. As a result houses were always spotless and nothing untoward was missing.  I  wish this was the norm here.
I can see how this would provide an incentive to vendors to leave their house in a reasonable state. But doesn't it also cause problems?

What happened if it wasn't spotless or something was missing? Does that mean the buyer could simply delay completion? Can the vendor then refuse to clean, giving the buyer an opportunity to pull out of the purchase?
Presumably this also requires that everything has been packed the day before completion. So you have to pay for the removal people to have your possessions in their van for longer. Also the inconvenience of having nowhere to eat, relax or sleep the night before you move! (Do people tend to stay with friends or in a hotel in Aus the night before moving?)
There is still the possiblity that the vendors could remove things after the inspection. What then? Isn't the sign off the day before just like the fixtures and fittings form months before?
Also, what if someone is buying a long distance from the house they are selling? Can they do an inspection a long way aware and be around for their own inspection to deal with issues?
Yes you can delay completion but because people know this they don't  risk it and make sure the house is in order. The EA will also ensure that is the case, they get higher fees but they also do more for them.

The whole system is different and you don't get chains which has it's own pros and cons. Completion date is agreed when the offer is made,  the deposit is paid on acceptance of the offer so you know at least 7 weeks in advance your moving date. Rarely do the 2 moving transactions happen on the same day so people pack up and move a couple of days before completion.   Either they will  have bought their new house before selling the first and got a bridging loan or they will have to move into temporary accommodation for a few weeks or months. It is  the norm.
The process is still stressful but different sources of stress, not least paying the deposit within 24 hours of making the offer!

Its unfathomable how some people do transactions worth hundreds of thousands of pounds and then spend enormous energy counting pennies!
Example of people moving in a bungalow but removing stairs carpets, or vendor removing ornate plate with street name etc and leaving holes in wall- actually goes to show pettiness and cheap behaviour.
It didn't surprise anyone who knew him - he was the first into the pub last up to the bar type and well known for it.

We did know it wasn't going to be left; so no nasty shock when we moved in.  It was a pity; it was a lovely carpet!

The curtains wouldn't fit in the house we are hoping to buy as they are tracks and new one is poles.
Not very MSE !!  Easy to convert track curtains to fit poles.

A Dog ! in the sellers defence my Mum and Dad had not long lost their old dog and commented in a jokey way "you can leave him behind if you like" . The sellers went on to say there were moving into a flat and were looking to rehome him.  They duly passed him over on moving day, and he lived happily with them until his natural end about 12 years later.

My sister and her husband bought their current home which came with a condition of sale that they would also take the owners 2 dogs. They knew the seller (who was going into sheltered accom) and kept the dogs until they both died. They say it was like they were moving into the dogs home, they would sit in their spots etc. and growl if anyone tried to move them.

  • Took curtains and rods as well. They were supposed to leave it. Also lot of paintings with nails left behind.

Our seller left behind a massive, extremely heavy four drawer filing cabinet in the garage. It can’t be opened as the key won’t turn and my DH could only move it about 3 feet. She also left lots of hooks in the walls all over the house. She left the brass curtain poles in the living room, one of which is being held on the wall,by a big blob of blutak 😂
