Any Recent Leeds Building Society applicants?

  • Our application was submitted on the 22nd September, we are on working day 11 today. Shall we expect to hear anything this week?
    I think realistic expectation is no, however you might get lucky as I don't think there's actually an algorithm to what they do. Do you know when your valuation is?  
    We don't know. I have medsaged our MA last week and he said as soon as he knows anything he will let us know. I always chase people for answers, shall I ask him or just wait?  I don't know how you haven't gone insane yet with all the waiting 😂
    We were pretty much promised from day 1 that we would hear news within 2 weeks, and it has just gone on and on. No matter how much you chase, nothing goes quicker (we have learnt the hard way!)

    P.S - I have gone insane :blush:
    LBS 95% LTV Shared ownership application
    3/8 DIP agreed
    5/8 Applied for plot with HA
    13/8 Accepted for plot with HA
    19/8 Full application with Leeds
    23/9 Valuation completed and OK
    25/9 First questions and soft credit search
    29/9 Confirmed answers to LBS direct as my MA couldn't get through we're told it would join 12 day underwriting queue again
    01/10 Received letter about initial search through the post dated 25/9
    We were told we should hear something by the 20th.
    14/10 Mortgage offer received (working day 40)
    23/10 Completion and moved in!

    I did pay Solicitor upfront fees back in August too. If I do delay my searches it would take another 4 weeks on top but I’d like to move out of my house ASAP lol.

    I did pay Solicitor upfront fees back in August too. If I do delay my searches it would take another 4 weeks on top but I’d like to move out of my house ASAP lol.
    We paid £140 for the searches. I was a bit unsure whether to pay it now or wait for the mortgage offer
    22/09 - application submitted with Leeds BS, long story short, on the 9/11 we've been told that Leeds is reducing the amount they're willing to lend by nearly £20k (turns out our broker FORGOT to declare our child on the application)
    10/11 - found another mortgage advisor
    11/11 - AIP with Santander (single applicant, shared ownership, 85LTV)
    12/11 - all documents sent
    13/11 - application with Santander submitted and passed to underwriting. Valuation booked for 23/11
    19/11 - mortgage agreed, subject to a satisfactory valuation 
    23/11 - mortgage offer issued
    19/12 - completed

    Our house is ready to move into. We were advised to get the searches etc started ASAP so the initial bits have been started, there isn't anything else we can physcially do now until we get the mortgage offer. 

    Of course you do gamble this way because if anything goes wrong you lose money, so let's hope that doesn't happen! We did it also to speed things up as we want to get gone too - lol

    I’m confused on what to do as my NatWest declined me in August so I’m worried.

    Do you mind me asking why you was declined with Natwest? Just want to get an idea of why lenders tend to decline people. Thanks

    Affordability, but they didn’t specify what part. Husband is self employed and claimed both grants. Iv been working this year since March but when I checked NatWest rules are 12 months. I think my broker should have known more instead of thinking they will lend me more. Iv been stressed out severely. Was 6th aug when I applied and just got the product fee refunded today ! 
    I used a estate agent broker and wish I didn’t use him but you don’t know until you try, on top of the his £700 fees were paid on application date so that annoyed me back then. I Just want to move out before winter kicks in and my house goes damp and smells musty. An investor is buying it so he can sort it out as it’s a bargin. 
    My mind has refreshed since I applied with Leeds but the wait may kill me too. Broker has asked underwriting team to look at it 1st. Iv gave 3x all bank statements, 3x wage slips and husbands self employed accounts SA302 or whatever

    I've messaged our MA, he said there is no update on the application yet but the good news is that the valuation has been done. Anyone elses valuation has been done before the application has been looked at?
