Becky as your valuation was done straight away I’d only count 5 weeks from application then chase broker up. Normally other lenders do physical valuations and that takes 2/3 weeks in total.I’m sure you will get the offer as they haven’t asked you anything atm but would have done by now0 -

Hi everyone, thought it would jump in. We are in week 6 now of our application with LBS. The wait is killing us, so nervous. We applied through a broker and our online portal says passed subject to valuation and document check. Valuation has been booked for this week. It’s looking like we have at least a few more weeks to go if they don’t request further documents 😞0

I have no idea tbh. I don’t think so as it says subject to valuation and document check. I don’t think our case was overly complicated either. Both work full time, husband was on furlough but only for a week due to suppliers all closing so couldn’t get materials. We are going for shared ownership and asking for a small mortgage with just shy of £40k a year income. We only to have 2 small finance payments for cars too no other debt. So really don’t understand why it’s taking this long.sofsar said:

I think it's been a bit of a lottery with valuation times, maybe its down to areas, if its a new build etc etc.
You're guessing like me but I would also guess you have around 3 weeks left, as I don't think they start the underwriting process without a valuation (as if it turns out to be wrong its a waste of their time) and underwriting is about 2/3 weeks at the moment.
I'm sure everything will be fine and it will be worth the wait, it's just easier said than done!
What kind of mortgage are you applying for? Is it shared ownership?

5/8 Applied for plot with HA
13/8 Accepted for plot with HA
19/8 Full application with Leeds
23/9 Valuation completed and OK
25/9 First questions and soft credit search
29/9 Confirmed answers to LBS direct as my MA couldn't get through we're told it would join 12 day underwriting queue again
01/10 Received letter about initial search through the post dated 25/9
We were told we should hear something by the 20th.
14/10 Mortgage offer received (working day 40)
23/10 Completion and moved in!0 -

I dont think there is one. They may have a broker portal which gives the status of their application.becky8690 said:

Morning Guys, I thought I would share my application timeline with you too as I am still waiting.Full App submitted via broker: 04/09 (standard mortgage with partner, both full time 85% LTV)Equifax search:05/09With underwriter & Additional info requested: 22/09 . Was quoted 12 working days before next update (so 08/10)Letter from leeds BS received confirming initial assessment carried out and now with underwriters:26/09Valuation completed 02/10I chased them today and they said the turnaround is now 15 working days and not 12. So the wait continues. I am hoping for an update by early next week at the latest and will update you guys when I hear

Just following on from this, I thought id mention that the documents they requested were proof of funds. Part of our deposit is gifted from my Nan and my partners dad. We didn't use Leeds BS template letter, we just created our own which was sufficient for our solicitor so I am hoping it is fine for Leeds BS. We also provided bank statements from their accounts to show the funds.
