  • Weird, everyone has different experiences. Like our valuation was really simple and agreed over the phone?

Ours was reffered at DIP, MA then did the application via phone, searches the same day, again reffered, following day valuation done (desktop) accepted. The trackit just says ‘Mortgage Illustration given’ - not sure what that means in terms of where we are in the process. Declaration etc signed.

My one showed "key facts" or something like that since the second till 27 when it changed to offer .
Barclays whenever they can do Desktop Valuations prior to underwriting .
on new build they cant so they do physical ( in most cases that i know about ) .

That’s depressing then! The trackit seems useless if it does not really tell us anything.. so the KFI thing means it’s in underwriting until it moves to offer?

Yeah the valuation box is ticked and says complete. We are still not expecting an offer as we have been let down before but we are clinging onto hope!!!

What I know for a fact
    - track it is not that useful as you will se in you history the “key facts” will refresh itself once every couple days , nothing new just will change the date and time
    - Barclays MA have internal memo not to chase after mortgages once submitted.
You underwriting should be done within 5 days so if you will be lucky you will get an offer next week . If I had desktop valuation it would take 2 weeks.
i don’t know why they send the offer through post .
what rate did you get ??
    i got 1.81 5 y fixed

our mortgage is currently in with Barclays, was submitted on Friday 17th, our broker had inputted our council tax figure wrong so they're currently querying that, but he's been great calling them to chase and correct, he has said it looks like otherwise its accepted as they have instructed the valuation, our new build sale woman has said she'll let me know as soon as its booked. Track it on our is just showing as "application received" its a useless system, doesn't help with us that are impatient lol!

Thanks for your insights, I had noticed KFI in history had repeated 3 times already with weird times such as 04:00am.. I will take it with a pinch of salt from now on! Yeah the MA seems to have gone quiet since he got all the paperwork squared away. What I can’t work out is it was reffered as a result of adverse, if it was going to be declined surely it would of been already declined.. who knows but wish me luck.

We got 1.84 over 5yr which seemed decent!

    That's the worst part ... waiting .
but if it went through valuation on a new build you're on the last leg to offer .
just don't read all the "new build undervalued by surveyor " stuff as it doesn't help.
All together apart from small hiccups and long wait for valuation i can recommend Barclays

Our broker wasn't keen to apply with them, but we're 2 years into a 5yr fix, so he agreed to apply with them and he's managed to get them to waive the early redemption fee! Hoping for some update on valuation being booked soon

We applied to Barclays on the 14th of July and they're still reviewing documentation.
What I can tell you know if that there is a 4 working day turnaround to review submitted documentation. My wife is self-employed so they asked for 3 months of business accounts, which we sent same day. Then 5 days later they asked for the Memo of Sale on our current property. Tomorrow will be the 4th working day, really crossing fingers they don't ask for anything else!
Our MB has told us they will not instruct a valuation until the Underwriting process is complete

i think some of thier underwriting is done in India , and my MA is doing something else as they are short staffed so i got redirected , took them nearly a week to get me in touch with someone who can handle my case .
but later they called several times to check if someone contacted me , then to check on the case .
and to be honest my MA ( not broker ) is replying to my text in the evenings or over the weekend so cant complain .
and i had the issue where i live in surrey / susex boarder and i buy a property in Norfolk ...
