  • I hope you are right. I suppose I won't relax until that offer is in my hand. Good luck with your valuation everything was straightforward with ours. I don't even think they entered the property. 
  • Yes it sounds promising! Robynjur1108 I've just heard my valuation is booked for next week. 
  • Do we think Platform look at the application before instructing the valuation? I’m a bit worried now I’ve seen a NW decline purely because they took the SEISS grant. Seems harsh. I’m now stressing more then I was before.

    Our application went to Platform this week, and we are now waiting too. MA has said it could be about 4 weeks or more, based on other applications she’s done. So now we wait.... which is horrible....
    What have you all done about solicitors? I’m not sure whether to instruct them to begin the searches etc to try to reduce any further delays once the mortgage is finally sorted, but have in the back of my mind that should there be an issue with the mortgage, I might have then lost money on the searches.

    We’ve paid ours... it was £211. It’s hard to know what to do for the best. MA advised against it, but as we know the people who we are buying from we don’t want to hold it up anymore than necessary.

    We are porting and borrowing more with Platform. We had the telephone 2.5 hour application on 23rd July.
    Application pack then arrived a week later on 31st July. We sent this off on 4th August.
    We paid extra for the RICS Building Survey. I will be calling later on today to see whether they have received the pack and then it is on to waiting.

    With regards to solicitor, we took the gamble and instructed searches last week. I expect the results of these to come next week. We are hoping that by the time the mortgage offer comes through we should have finished all of the conveyancing and hopefully then we can seriously start talking about exchange and completion.

    We paid £300 to solicitors for searches 4 weeks ago. They are mostly done now and just waiting on the mortgage offer. I can see why you’d want to wait but I think from a sellers perspective it makes them more comfortable with waiting for the mortgage and hopefully we won’t have to wait too much longer once we hopefully have our mortgage offer.

    Yes I also agree. We are at a time when it seems the conveyancing process has to move alongside the mortgage process rather than after mortgage offer. It gives the vendors some assurance that you are proactively trying to get the process moving along whichever way you can. Well, I'm hoping this is the case as our vendors and their EA are hot on our heels asking why they haven't had any contact from our bank for the survey. I remember the house we are buying came back on the market because previous buyers' mortgage was taking too long (or something along the same line).

    Thanks for your comments. I’m still waiting for all the paperwork from the solicitors at the moment, but when I do get it I think I’ll go for starting straight away. Like you say, it may help to reassure the vendors that we are serious buyers, and our MA says that she doesn’t anticipate any issues with getting an offer.
