    If I may offer a suggestion. We asked to upgrade our valuation to include a Rics homebuyers report. Over 70 pages and very detailed. Only cost us an extra £220, and it did seem to speed up the process somewhat. Also bank doesn't get the report only valuation. The report gets sent directly to you.

    We've upgraded ours to a RICS homebuyers report also but had a delay when they required extra docs. This all got sorted last Tuesday and valuation was instructed last Wednesday - so just waiting for an update on when the valuation takes place. Great to hear it's so detailed though!

  • Thanks i have just had a look and it's there. And i will mention this to my mortgage advisor bane. Don't mind paying if it speeds it up and sounds like it's worth paying for the report
  • Yes we will definitely get one done. The nerves are definitely kicking in, I'm terrified we will be refused.

    From our application going in to finding out yesterday, it took approx 4 weeks give or take a few days. We were lucky in that our M.A was a total rockstar, and went above and beyond chasing then up.

  • Update: we have had everything approved except they want to confirm our address history. We moved to York for university in 2014 for 3 years. This is all they have queried do you think we can start to relax now??

    Hi, we have similar timescales and our valuation was done first thing this morning. Applied on 17th July. Still no hard check showing on file but they have asked how Hubby was affected by COVID and for a recent business bank statement. All that was supplied Friday 31st July and then valuation today. 

    Nervous.

    Sounds promising if that's their only query. Our MA gave sellers EA contact details of the surveyor yesterday so we are hoping for the valuation to take place this week. This is the part I am most concerned about as I worry (hopefully needlessly) they will downvalue the house and we will have to renegotiate after all this waiting!
    So once the survey is done I will relax a lot more!
