The money can be traced not easily but it can be. It would require 5 years of his bank statements that show cash sums being removed from his account. And we could track back and explain them all, Every month, This money was placed in "safe at home" then in the last year due to pandemic really the cash was transferred direct to me. He has earned extra by selling a few cars not enough to be a trader but enough to add a few extra pounds to the pot. I think it's time I accept the inevitable, and just admit defeat. All this stress has seriously dented our relationship. I honestly I Just don't understand why MA, didnt say this would be an issue months ago. We are First time buyers, we had no idea
I did however read this link which mentions Cash Deposits so would have thought your MA or solicitor may have mentioned something about it potentially being tricky: https://www.onlinemortgageadvisor.co.uk/deposits/proof-of-deposit-for-a-mortgage/
But as you said, you can prove it through past bank statements- so just keep your fingers crossed.
Also don't let it impact your relationship- its not worth it! You will look back in a few years time and think it was stupid to argue about. It's just a house and there will be plenty more out there, so if worst comes to worst, just see it as a learning curve and chat to your MA about next steps.
Hope it all works out0 -

01/09: application submitted
09/09: documents received and passed to underwriter.
10/09: hard search
21/09: valuation booked
22/09: valuation complete and report received and under review.
1/10: down valuation
5/10: vendor accepted valuation, updated loan to new amount and told it would be 8 days before I heard back
6/10: mortgage offer issued.
After being ready to sack it all off when I received the down valuation, I can't believe how quickly its then got to offer.
I am getting a home buyers report privately so assuming that doesn't say the house is about to fall down, it looks like everything will be going ahead.
Good luck everyone.0 -
So I had a text saying that the valuation was booked for yesterday morning, confirmed on the tracker. Spoke on webchat and they said it had a note saying it was on hold. They told me to ring NW this morning and chase it up. Rang NW this morning and they said they "can see it on hold" but they don't know why. They asked if I would like the phone number for the surveyor to ring and see why it was on hold. I rang the surveyor and they said "it isn't on hold", would I like them to ring the estate agent and book the valuation today. I kindly said, yes.
Seems like sometimes, you just have to do the jobs of others to get things done. I wonder how multiple little things like this affect the timescale of applications. Makes you wonder.
Let's hope they have been able to book it!Nationwide Application / Joint FTB / 85% LTV
