    Hiya, yes indeed, it has a slight effect on credit rating as you’re having two lots of searches done but our scores were high enough to take the hit and I don’t think it really made too much difference! Our broker just applied for it for us and Coventry were amazing, although having said that we are still waiting for our official offer after being accepted on Monday, but they did say it would be some point before Friday.

    Please do not rely on their website timescales. They are absurd as compared to their actual wait times. I've been in so much pain and agony because of their slow process. Applied on 2nd March and we have still not completed. There is no chain and our entire deposit has been sitting in our current account for the last 2 months. 
    I am resigning myself to the fact I am going to miss out on this stamp duty exemption because of the inability of the businesses involved to resource up adequately for this once in a lifetime demand. Solicitors, estate agents and mortgage brokers alike have all been found seriously wanting the once and probably only time we need them.
    With the best will in the World, even if by some miracle everything is lined up,  the lack of availability in removals companies and/or the ridiculous terms offered to secure an end of June date will finish you off!

    We were giving Santander upto today to respond to our last comms which was Monday. They still haven't come back to us. Their underwriters are a total disgrace.  
    We'll be applying elsewhere today, especially given everyone on here that's SE seems to be getting 25% less on their offers anyway. We couldn't afford that and the fact we applied on the 10th May and we're still waiting for any kind of indication on how things are progressing is a sh^* show. 
    Im at my wits end with it. Our vendor is worrying already, and probably will worry even more with another valuation to come, but there's nothing else we can do!

    can I just check - has anyone on here who's self employed and been offered 25% less than they requested been an existing customer?

    im aware that for self employed applicants Santander want a 25% deposit, but I'm not sure if this also applies to existing customers - their website says it doesn't, but from reading the comments on here it's now a real concern.

    Anyone else have solicitors not willing to give dates on when to expect things back?
    Using the stamp duty deadline to not really commit to something is starting to really annoy me.
    Look at the following email;

    Good Afternoon,

     Unfortunately, I am unable to give a date due to the increase in work due to the stamp duty deadline in June.

     We shall look to review at our earliest endeavours

    Our searches started 1st June, 2 have come back fine and waiting on another 2, our house is going through probate so we prob got a good few weeks to wait for probate to be granted but I’m hoping a miracle will happen as we have had so much bad luck since starting looking for house and changing our first broker 🤞🤞🤞

    We applied and my hubby is se, we first time buyers, Santander give us the full mortgage amount but valuation was £12000 under and we had to pay the rest of my sofa off on finance which was only £200

    I've been told local and water and drainage should come on Monday the 14th. And that should be all the searches, first applied for them on the 14th of May.
    I would  check how long your local search will take as some councils are taking a very long time.
    I literally also spent £60 extra of my own money obtaining lease documents and deed of variation as the sellers solicitors were taking too long.

    Just waiting for them to review the contract pack, get the the searches then enquiries. Only then we can look forward to an exchange date!

    31st August my offer runs out, and pur first baby is due on the 20th of August. So ideally want to complete in July!

    I don't believe it makes a difference in the grand scheme of things both Business and Personal joint accounts were with Santander for over 20 years but they offered us 25% less than we asked for.

    For everyone waiting for the search results, I have been told by my solicitor Santander is the only lender which accepts indemnity insurance, meaning you are able to exchange even without the search results.
    I am also waiting for the mortgage offer hoping to use the indemnity insurance to beat the stamp duty deadline
