    For everyone waiting for the search results, I have been told by my solicitor Santander is the only lender which accepts indemnity insurance, meaning you are able to exchange even without the search results.
    I am also waiting for the mortgage offer hoping to use the indemnity insurance to beat the stamp duty deadline 
    I am not so sure about that. Its a common practice when no build over agreements are in place. I am having to do the same myself actually.

    I’m hoping our searches don’t take long. Ours will take a while to go through as we buying a leasehold property but purchasing the leasehold at same time for the property to be a freehold hope that’s sense lol

    Fingers crossed for u, ours is going through probate, they saying around 8 weeks but I have been reading horror story’s that they taking months then I’m reading story’s that probate have been granted within 2 weeks, hope it’s straight forward probate, Just keep thinking the day I get the keys lol feels as it I will never get there lol

    I hope they come bk by Monday for u,  wish I could chase everyday but scared I’m going to !!!!!! my solicitor and EA off lol will email EA on Monday just to make sure they have received the original will to send off for probate as they couldn’t locate it but found it Tuesday, said they sending recorded delivery to the other solicitor who’s dealing with probate and can submit it straight away as it all prepared and ready to send, thank r should I email today 🤔🤔

    End of the day the way I see it is that you have instructed the solicitor and are paying them to provide you with a service so don't be shy to ask!

    Also the EA will want their commission and they will know what's happening with the sellers solicitors also

    That’s very true, I have emailed the EA, I will hear from him when he has a reply from probate solicitor with an update, finger crossed it’s been submitted 🤞🤞🤞
  • Our solicitor has been in touch with Santander about consent for gifts. He was told that Santander is working on responses for the 25th of May 😳😳😳

    Good news for myself - we received our mortgage offer documentation (via email, hard copy in post to follow). Seems Santander must have done a desktop valuation or a drive-by at the most. Valuation must have come back fine as they have offered the full amount we applied for. Our application was submitted by our broker (online broker, starts with H and ends with o..!) on 31 May and we received the offer documentation today. Have to say I'm pleased with how smooth it's been.

    Really sorry for the rest of you still waiting. Fingers crossed and hang on in there!
