Still not much update for me from Santander. Got an email today from my broker and she said Santander is behind (???), so should hear something by next week.rakoczigabi said:Hi ,

18.03 : house viewed and offer accepted
21.03 : DIP received from mortgage broker
23.03 : Memorandum of sale paper received from solicitors
28.03 : paperwork submitted to Santander , also soft search appeared on credit report.
And now i’m patiently waiting.The solicitor already started the searches on the 8th of April.Spoke with my mortgage broker and she said there’s no update yet.So I’m patiently waiting. Hopefully it will all go through smoothly.
According to her the valuation has been done, but they still haven't made a decision.
Still no hard search on my credit file, and I thought I have a nice and easy case

I think they’re very behind atm. The service levels are not being updated much and they’re still working on documents from the 9th!0

13/04/2021 - Text confirming offer at 11:12.
So happy! Now the race is on to beat the stamp duty holiday.2 -
well the seller has taken the house off the market 😭😭😭 we have been approved the full mortgage so just got to find another bloody house now, every estate agent I’m ringing for a viewing,the houses have just been sold 😭😭 don’t know whether to laugh or cry 😢0

Sorry to hear this! Is there supposed to be a standard order things are completed in? From reading this thread it seems to be all over the place as to when valuations, searches, document checks etc are completed. Like I see people with valuations done but haven't had a credit check done yet, or people that have mortgages agreed subject to valuations etc.
Ours so far is:
01/04 Full application & hard check done.
02/04 Valuation instructed
12/04 Valuation report received
So I don't know whether they have even looked at documents etc yet.0 -

When I read before you said they were taking it off, I thought they may have changed their mind as wasn’t your application approved the same they said they were going to take it off? Have you gone through a mortgage advisor? Ours was a pretty straightforward application. The place we’re buying is vacant, we have no chain, both have good credit scores and our mortgage advisor asked for lots of documents before submitting our application. 08/04 application received and valuation instructed. Santander also requested documents the same day (doesn’t say what documents but our advisor had all he needed to pass to them straight away)
12/04 Passed to underwriters and valuation booked for 26/4
13/04 Underwriter agreed mortgage and mortgage emailed to confirm mortgage approved subject to valuation. The agreed price is in line with other similar properties so I have no concerns regarding that
