  • Hey everyone. Small update. Our valuation was received by KR Thursday last week, it’s on 6 working day turn around to be checked by the underwriter, so we should have an update Friday. Then we will be going in the offer queue which is 2 days. So hopefully Tuesday next week we should have a decision. These were the time scales our MB provided us with, so fingers crossed we all hear some great news this week 🙏🏼 not sure I can wait much longer, but we’re near the finish line 🙏🏼

Hey! I’ve just applied for a shared ownership mortgage through a broker for Kent Reliance, I have no CCJs or anything like that and the mortgage was accepting in principal, they have now asked for 3 months worth of bank statements however I have gambling transactions on them, works out around £80 per month, has anyone else had this and still been accepted? Thanks :)
Hello, good luck with your application I hope it all goes well 😊 I’m not exactly sure how it works with gambling transactions. Your MB may be able to advise you what the risks would be. I haven’t read anything on this forum querying gambling transactions yet, but it would be good to know. I’d definitely suggest maybe talking to your MB and asking them. But I think you’ll be ok 😊
  • I had a small update this morning - the valuer noted that the balcony may have 'combustible material' so have asked for the EWS1 form (which I have, and gives the balconies/building a B1 rating so will be fine) so my MB sent that off straight away. So once they're satisfied with that, hopefully that's the last hurdle. I pre-empted this query and made sure I got the EWS1 form off the HA a couple of weeks ago; if anyone else is buying a new build flat I suggest you do the same! My building isn't even over 18m so technically doesn't even need an EWS1 but KR still clearly require it.

Side note - this request was sent to my MB on Saturday, which suggests some KR employees are working weekends, to clear the backlog I would imagine. Grateful for that at least!

Thats good to hear that they seem to be working weekends! Under writer has come back to my MB asking for docs twice today so who ever is looking at ours seems to be on the ball with things 🤞

@csumm4. Thanks for updating us. When did you submit your application?
  • KR today have asked for reference from my employer, anyone else had this? I thought they were done with asking things. Need to upgrade my iPhone with apple, would you all wait as it will do a credit check or think it would be ok? Surely they have used the credit check score by now. Valuation was done 2 weeks ago

Hey, when did you submit your full app? I thought after valuation they’re usually done asking for things. But I guess everyone’s situation is different. They haven’t asked for references from our employers. Is there any reason why they asked? Ie: promotion or salary change. I would probably hold off taking out any new credit as I’ve read they sometimes do another check before offer

The application itself only started today, last week KR told my MB that they would not start the application until we had our valuation done but in his words our MB 'managed to persuade them to underwrite pending valuation ' then same day they have asked twice for different docs. I certainly think piling the pressure on helps but who knows how long it will take for valuation etc, not yet booked.

I’m self employed so not personally no; however I would imagine with the current situation / lockdown there are quite a lot of people who have been newly made redundant or put on furlough, so they’re probably just checking that neither of these has happened to you. I’d imagine they’re just doing those checks more than normal right now. Shouldn’t be anything to worry about if your circumstances haven’t changed!

Re: New phone contract - I would definitely wait. They’re within their rights to do another check before completion and it’s just not worth it. Hold out with your old handset until you get the keys in your hand!

I thought the same once the valuation was done that was it with asking for anything further. Salary is the same, no changes.
I’ll hold off for the phone upgrade.
Submitted on 8th October they requested docs prior to valuation. So annoying that they could of had the reference weeks ago. Reference is fine to get my employer will respond straight away too x
