    @joys1 oh goodness this has made me nervous. If our valuation came in less I think we’d struggle to put the rest towards it. Only because I’m buying alone and will potentially be supporting both of us so could do with things going to plan! 
    My partner and I would struggle to make up the difference if our comes in less too! We sent our formal application online last night and heard today that our valuation is booked in for 24th June! Fingers crossed everything goes to plan for you!!

    Hi all, quick update. Broker said mortgage has been approved subject to valuation this AM. (HSBC) 
    Awaiting date of valuation now. Things seem to be coming on nicely and as it was my birthday yesterday Which was difficult being away from home and unable to do anything, I feel a bit more positive today! 
    Happy Birthday for yesterday @Competsoph!! This is good news, valuation wont take long, HSBC seem pretty quick to get them done!

    It certainly sounds as if things are moving again which is great. It’s just being patient which is difficult. We’ve booked in a second viewing for Sunday so I’m excited to go back and see my soon to be house! I’m taking my mother in law too so it will be nice to get another perspective on things.

  • Waiting is absolute torture! Had my offer accepted on a property back in March just before lockdown. First mortgage product I was applying for got pulled but my broker had been furloughed so nobody bothered to tell me. Submitted a new application on 1st May but had to increase my deposit so couldn't submit my documents until my bank statements showed I had the extra money. They were submitted on the 4th of June, HSBC requested further docs on the 8th of June cos I'm self-employed and nothing since. Hopefully now the property market in Wales is reopening things won't take too much longer. I don't want my seller to get fed up and cancel the sale.

    Is anyone waiting on Aldermore for Offer post valuation of property? How long is this taking, and are they asking for additional documents?

    I got my mortgage offer back in March, searches were delayed due to covid. CON29M reports shows 3 mineshafts within 20m and the Coal Authority doesn't have the evidence that they've been treated/remedied. This very likely was done as its a Wales and West housing development. All with the underwriters at the bank but pretty confident that my offer will be pulled. So £1200 quid down the drain, and the search for a house will start again 😭

    How did you get on with this? Was so sad to read your situation, had everything crossed for you! 
  • Application with Aldermore went in on Friday. I had an agreement in principle 2 weeks ago, it was initially referred to the underwriter but they ok'd the AIP after looking over the information my broker sent. I have 4 defaults from 4 years ago, but they are satisfied and I haven't so much as missed a payment since then. I have a 15% deposit. I am still very nervous about it all going ok!

    Are either of you self-employed? I've been waiting forever for HSBC - they asked for additional docs on the 8th of June and they only got to the top of the underwriters' queue to be assessed last Monday, but I've been told the delay is primarily down to being self-employed so being sent to different underwriters. Still no further update. Slowly going insane.
