  • England - midlands! On the phone to try and get through to them now but 50th in the queue.
    Our mortgage advisor when we were initially starting to deal and speak with them, they filled in the HTB forms for us and sent them off. We literally didn’t have to do anything and got our approval for HTB the other day. Your mortgage advisor should be helping you with this. We are in the north east of England for HTB
  • Argh that’s frustrating, may set us back a little bit then. I have to say we are the same, only paid £180 and the £995 is added to the mortgage - noticed last night that the paperwork states Vida pay £200 towards legal fees too which I’ve enquired about. 
  • On our illustration it says valuation fee is £340 and assesment fee is £180? So we paid £520 yesterday. 

    We have a £995 product fee too but that is being added on to the loan
  • DIP received today. Just a wee small step. 
  • Our full application was submitted with Vida on 25th August. We had two occasions where they came back for more information. Each time it goes into a case manager queue for two days and then the underwriters queue for two days. We had the valuation done on 16th September. Was told verbally two days later it was fine and being passed for 'final checks'. We were told we should hear by Friday 18th.
    That day came and went. Then we were told we would hear by close of business Wednesday this week....didn't happen. Then yesterday we were told they were now breaching their service level agreement so we would definitely hear by close of business yesterday....didn't happen. I've been told today its in the backlog and no idea of a timeframe?
    I'm going out of my mind. My buyers are FTB and have given notice on their rented property and they want to move in 3 weeks. Still no mortgage offer! Do you think being passed for 'final checks' is a good sign?

    They have different products. They have a Fee Saver range where you don't pay for the valuation and then standard ones where you do pay for valuation. The valuation fee is on a sliding scale against the value of the property.
    So it just depends which product you have applied for whether you will pay for valuation or not.
  • Just had the phone call we've been waiting for since Friday... we have our mortgage offer! 
    My advice to everyone is keep the faith... when things stalled last week I started to panic but I trusted the broker and we now have our offer, 17 working days from full application to offer! Now the real fun begins because we've just found out that our solicitor ordered personal searches through an agency but the lender stipulates local authority searches are required so we're waiting 3-4 weeks now before we can even talk about exchanging!
    Did you get confirmation through email or post of the offer of vida? Seems you had a pretty speedy resolution all in all, 17 working days isn't to bad at all

    Yeah we were offered a rate of 3.79% with a product fee of £995 which is what we are going for. 

    Or 4.09% fee saver! 

    Ah okay, that makes sense.

    Our full application was submitted yesterday morning 🤞🤞🤞

    So our application has passed everything and been passed to valuation stage on Wednesday just gone. Esurv the valuers are not open on the weekend and our development site are closed, tuesday, wed and thurs!! I called E-Surv yesterday and they said they called our development site twice on Thursday and twice on friday (yday) to book the valuation but have heard nothing back. Frustrating!!
  • @jmilne well done on passing everything. Fingers crossed for your valuation... hopefully they'll book it in on Monday! Have you been asked for any extra documents or anything?
