Great news on the house.
happy birthday 🥳Sealed pot challenge 822

Urgh, yes I understand the panic! Although the other buyer might not be in as good a position as you might think. Unless they wanted to buy it as a buy to let (with you as sitting tenants), they'd have to wait for you to leave. Landlord would have to issue you with the right notice (is it 4 months or 6 months at the minute, can't remember), and even then they can only force you out through the court system, which could take several more months.
Of course I'm not saying you'd stay just to be awkward! But it's certainly a consideration for someone wanting to buy a house that someone else is already renting.
Which means the cards are probably more in your favour than you might think 😊 Certainly seems to suit everyone to sell to you! Hold tight xx3 -
Happy birthday May!2

Thanks @dawnybabes @WelshKitty85 she’s had the best day so far. And I’m really pleased with myself. Yesterday I very nearly rushed out and bought £50’s worth of more presents because i didn’t think May had enough. I’m so glad I didn’t. She has enough and I haven’t got the extra money anyway.
@Cheery_Daff you are an absolute star! I didn’t know this! I assumed as we don’t have a tenancy agreement or anything that we would be out on our ear 😊. So happy that can’t suddenly happen! But fingers crossed we can buy the house and not have to worry about these things!
Currently sat in the playroom looking at the mountain of toys I need to clear up in less than 2 hours, feeling really sluggish after very little sleep, but have coffee (of which I made myself and didn’t stop at Costa like I would normally have) so let’s do this! I do feel differently about sorting the house with the chance that it could be mine!3 -
I'm no expert, and I don't know what applies if you don't have a tenancy agreement (although I think if you're paying rent you DO have some kind of tenancy agreement, even if it's not a written one).

And Shelter always has some good info - worth giving them a ring if you need to

Thanks, @Cheery_Daff for your posts I was going to say something similar but you have written it so much better.
@missymoo81 as sitting tenants you are in a strong position.

Glad everything is OK with the house. Happy birthday to May.

Glad gou're feeling better!
I was curious about the lack of tenancy agreement, but it seems that it's mainly the landlord that's disadvantaged by that, not you - they can't take money from your deposit for example (if there was a deposit), and it might actually take them even longer to evict you.

Anyway, hopefully you won't need any of this info and your sale will go through nice and smoothly! But maybe it'll put your mind at rest about the other buyer (if indeed there is one, and they're not just being invented to make you panic). Good luck, and enjoy the rest of May's birthday!2 -
Someone may well have informed the landlord of his shortcomings & he has realised that he will make more selling to you as he will have less other expenses & also less bother. No court appearances, no legal expenses & we all know how those can add up. Whilst the EA will make more it he sells for more.

Thanks @Cheery_Daff and @badmemory and @Baileys_Babe thank you all so much for looking out for me.
Have chased up the broker and he said the mortgage will take until at least the end of next week. So fingers crossed that everything goes to plan so it can be done in time!!!Soooo tidying up didn’t go completely to plan in the sense that I just didn’t have the time to do everything I wanted to. The rooms look tidy and sorted. They are half sorted but I’ve taken anything that hadn’t been put away or that didn’t have a home, away and put it in the spare room...... you can not even see the floor on that room. Let along get in it. So I have a mammoth job at some point trying to sort that out. I did manage to Hoover the children’s play room and make their beds and bleach the toilets. Amazing what someone coming to your house can do for your tidy up motivation!
Just waiting for the dough to rise so we can make pizza!I went shopping and went to both Lidl and Tesco in the pouring rain. And spent £36.20. £10.50 of which was Clubcard vouchers. I followed my list to tee! Which should last us until next Tuesday.OH is in London having his checkup, hopefully all is ok. I feel stressed to bits. I just want to chill out and relax and sort through spare room. But had so little sleep I’m exhausted now. Still need to make pizza with the children and then take May’s friend home. Have work for 6 hours tomorrow too 😢.4
