    !!!!!! landlord has just text to say he needs to speak to me urgently about the house sale!!! Can I call him tonight! !!!!!!! What if he’s going to pull out, I’m now beside myself with worry

    Take a deep breath first of all. He might be just checking on your progress - in which case you can tell him about your mortgage. And if he's going to pull out - is there anything you could do, eg increase your offer? If not, then there's nowt you can do except curse him and have a stiff drink. 

    I realise that's probably not helpful... could you ring him now and get it over and done with? At least that might stop you wasting a couple of hours on worrying if there's nothing to worry about!

    I updated him on progress and that was when he sent the message! We have no more money to up the offer. So may be homeless if he sells to someone else, houses are few and far between here..... I tried to ring him earlier but he wasn’t available. So I’ve got to wait another half an hour until I can speak to him. 😢 it’s excruciating.

    Thanks @Cheery_Daff it’s all such a worry and so stressful. We have the extra worry that I know someone has offered our landlord £15k more than we have and it’s just because he’s nice that he’s selling to us as we already live here. So we constantly have that worry as I know the estate agent keeps letting him know that he has a buyer waiting wanting to pay X etc. Hence the panic! 

    I emailed the mortgage broker last night with all the details so I hope he can apply for the actual mortgage today. 

    I’ve got to work at 12, I’m going to go to lidl and Tesco after that, then pick the children up from school.
    I need to clear up the children’s bedroom and playroom as we have May’s friend coming home with us after school.
