I’ve just messaged my broker as I still find it concerning there’s not a single soft or hard credit check performed on either myself or hubby??
He’s not getting back to me.. 😢
Which lender are you borrowing from, if you don’t mind me asking?

We've gone with HSBC as they had the best deal with our LTV0 -
Abbiejo said:It is so nerve wracking. our experians got updated Monday but there was only a soft search on mine and nothing on my partners, So don't worry yourself too much. our broker was surprised we'd heard so early as when he chased yesterday they were still going through the application. So things can change quickly.

It’s awful. The worse feeling ever.It doesn’t help that today I’ve got nothing to keep my mind occupied. Housework’s done, pets are cleaned and fed and I’m just sat here having a heart attack everytime my phone chimes with an email 😢
My broker isn’t very good at replying to my questions either. Not that I message him often, but asked him a question last week after application was submitted- no response; asked him a question today, so far no response.I’m so pleased for you though. Now the real fun begins!FTB-

As someone who used to work for a Building Society (in the Mortgage space) I thought I knew a fair bit... I was wrong! HA!
What I can say though, is not to worry too much about soft credit check not showing up on one of the bureaus files. Generally the three big ones are used at different times by lenders - eg: Experian, Equifax and Credit Karma (was Noddle). It may take time to filter through to the other two bureaus, but is dependent on when the search is run, and credit files updated per month etc.
Your broker is the expert, so listen to them and be reassured
Good luck!1 -

We were meant to get married this year... but because of a certain 'thing' that's postponed until next year, so thought we'd bring our house buying plans forward by 12 months.
Deposit is our limiting factor at this exact moment in time, but we are both fortunate to be able to save a fair bit per month to make up the difference.
Found a new build house at the weekend that we loved (more than we were ever planning), waiting on confirmation of reservation. DIP already, application ready to go, and conveyancing quotes in. Completion would be likely September.
I would in all seriousness personally recommend signing up to one of the big three credit bureaus (if you haven't already) and can afford it - or just go with the free version to check. For me, it offers great piece of mind to be able to just keep an eye on my credit file, but also the enhanced benefits of Experian and Equifax monitoring the internet for your personal information - particularly when your data has been accessed as part of a certain air carriers recent data breach....0 -

TWIGLET1234 saysI'm in the same boat as you. Full application went in on Thursday 28th. I think you said Santander? Mine too and I have had no hard credit check done yet either. Had a soft on 19th and there was a default on there that I didn't know about until I looked to see if I'd had a soft! Passed the AIP though with it clearly visible, won't relax now in case they change their mind on it in Full Application....and why on earth is there no hard check yet? Average turnaround is meant to be 8.2 days currently. I want to know before the weekend, can't go through another weekend thinking about it!!
Yes, Yes and YES!!
Its doing my head in!! I’m kinda glad someone else is in same boat as me, but kinda not as it’s not a nice place for anyone at all to be in 😢
Our application went in last Tuesday and was ‘held up’ whilst I awaited paperwork requested. That was submitted yesterday, so I know I’m being extremely impatient. Just want this so badly. When me and hubby listed our requirements for a house, it really seemed like we’d never tick all the boxes on our little budget. But we’ve found the perfect house. And I mean perfect. The thought of something going wrong and it not being ours absolutely rips through me. Doesn’t help that I have recently been diagnosed with anxiety and depression, so this is battling against everything my medication has been fixing. Are you constantly refreshing the service update page on their intermediaries page?! I am! Haha! Not that I’ve any clue what dates are relevant to us now!Defangled said:I would in all seriousness personally recommend signing up to one of the big three credit bureaus (if you haven't already) and can afford it - or just go with the free version to check. But maybe it’s simply that the bank hasn’t updated our reports yet? It was done on the 22nd May.FTB-
