    I’ve emailed solicitor and instructed her to start proceedings; I’ve emailed local surveyors to ask for services offered & costs; broker will be ringing tomorrow to assist with life & home insurance...

    I don’t know what else I need to do??

    Sounds like you have got it all pretty much covered! Solicitors will crack on with searches. I had my surveyor give me a homebuyers report for my purchase yesterday and thank god it was good news. So now I'm just waiting on searches to come back and then contract signing :)

    I'm really struggling with finding a mortgage lender - it appears that most are pulling their 10% deposit schemes and as a first time buyer, that's all I sadly have.  Anxious is an understatement.

    Are you using a mortgage broker? Mine managed to find a good few 10% deposit options but because I had 15% ready to go, this just opened up so many more options. Are you looking to buy a new build home or a preowned?

    yes, my mortgage brokers company announced yesterday that all bar two if the lenders who accept 10% deposits have pulled out. And one of the two, I’m sure they said, are exclusive only to brokers or something like.

    Glad your survey was good news! Is that what I’m seeking, a homebuyers report? Nobody’s really giving us guidance with it 😕
    How long do searches generally take? I’ve read 2-3 weeks usually, but pushing near 4 at the moment? 
    My solicitor told me when I asked for more info that because we’re no chain and seller the same, we should be completing within 8 weeks. Gosh, I hope that to be true! Doesn’t bode well though that she hasn’t replied to my email this morning🙄

    The following comes from the mortgage advisor company I’m using -

    Strange times in the mortgage world at the minute. Yesterday all but two of the lenders who will lend with a 10% deposit pulled out of the market. If you are currently looking for a mortgage with a 10% deposit and have been told you are unable to proceed by your bank or current mortgage adviser give us a call. We have access to the lenders who are lending with 10% deposits, including one which will only lend in the Norfolk & Suffolk area who most other mortgage brokers do not have access to. Don't lose your dream home. 

    In addition we won't charge you a broker fee meaning you receive our advice for free. What have you got to lose? #PAB #mortgages #norfolk #yourlocalbroker #deposit”

    A homebuyers report is what any solicitor would recommend getting. It's a second level report which will give you all the info you need to decide on whether your property is safe or a moneypit. Mine cost me £310 :smile:
    Searches generally take 2-3 weeks but I only had mine submitted on Tuesday and the solicitors have had 2 searches back already so it's going faster than normal for now. Longest search will be for the roads.
    Fingers crossed you can go from offer to completion within 8 weeks. I'm exactly the same! No chain either end. As straightforward as they come.
    I email but always follow up with a phonecall as they won't respond to emails unless it's significant :)

    That’s what I need! That’s great help, as I hate to rely on companies to tell me what I need, in fear they’ll sell me something that’s not required. Made my phone calls today so much easier! 
    Solicitor had opened my case and got the ball rolling as soon as I emailed yesterday, she just never replied! Haha, so that’s great to know. 
    Ooooh, fingers crossed for us both that this can really get rolling and speed along! It’ll be great to have everything done by mid August for us (sooner would be better, but I’m not unrealistic😂)

    Its been a nightmare up until getting that all important text and email yesterday. Everything that is passed back to the underwriter goes to the back of the queue... it’s crazy! So keep an eye on that service page! 🙂
