    Well maybe people should think about that before having more kids. When I only had 2 kids I was in a one bedroom place, but to me I put myself in that position. I had one child but decided to have another knowing space would be tight :confused: Thankfully i'm in a 3 bedroom house now with 3 kids but I can see the councils point.

    That bloke who was in the paper not long ago who has loads of kids and has a wife and mistress in the same house, they want a mansion, but they keep on producing kids, thats their choice and their fault.

    The rent payable will be worked out from income, but they will not pay higher than the local reference rent for a property you require. Entitledto will not give you the details you need.

    You can find out how many rooms they will pay up to for here http://www.therentservice.gov.uk/online-services/index.asp going from the information given this would be 7 rooms in the OPs case. These are rooms where someone could sleep in or live in, not the bathroom or kitchen. Dining rooms, living rooms, bedrooms and studies all are classed as a room.

    Once this is decided they will also decide a maximum they can pay for the property. This is capped by the local reference rent for that size property, they can not (even if the house is worth more) pay any more than this. Sometimes if you call the rent service or your local authority they will tell you what the local reference rent is.

    As an example a friend of mine rents privately, rent is over £500 a month but the local reference rent for her area is about £450 for the 3 bedroom 2 living area size she is entitled to claim for, the council therefore will not pay any more than this local reference rent. If we were claiming we would only get £450 towards out £650 rent, even though we are paying less than average rental in the area.

    There are discretionary housing payments sometimes available to top up rent payments but they only usually last about 6 weeks.

    When looking at properties the only way to get to find out in advance is to do a 'pre tenancy determination'.

    If they are as old as that maybe the 2 17yr olds can rent a flat, leaving Fred, the misses and the other 2 children to get a 3 bedroomed house.

    Good Grief! What about 2 Hard working parents that have 5/6 children, out the blue their world falls apart and they need a council property and HB.

    can i assume kimberley that you are referring to council tenants having kids as people on benefits? :mad: or have i wrongly assumed? only im in that position yet we both work.

    Then thats different if circumstances make them homeless and in need of a council house, but when your already in a small place and continue to have kids then thats your choice.
