Hi. I can totally relate with you all. This has been one of the most stressful times of my life. We have put our application at the beginning of July and still not got offer yet. We have been asked numerus times for documents including some of the one we have already submitted.
So we've reserved our new build at the end of June, got HTB confirmed, all paperwork and conveyancer searches done and even pay £2500 for choices of the kitchen, flooring etc (non-refundable). Valuation was done by BS and still been asked for more things. Due to the delays in the mortgage, we now lost the house which has been sold last week ☹ and nothing on the market that fits our needs and under HTB.
As I have recently changed job, I have now been told that the BS will unlikely make the offer as I am still in probation period until December. BS was aware of this as I have started the job just before application was submitted. I am a nurse and worked for the same employer for 8 years with a 1 year break when I done agency work (still worked for the same NHS Trust but via agency). I now re-join the same NHS Trust again for more security.
I know BS is a specialised mortgage provider but this drip feeding and asking for documents every few days is ridicules. Why can they not look at the application in full and give you ALL of the documents list required.
Bottom line I think that the MA and packager is a key. Our is absolutely rubbish. I wish I seen this forum before applying and got us someone who is experienced in dealing with BC.

What are you going to do about your application? Does the new build site have anything else they can offer?
I'm not sure what will I do next yet but keep looking for houses available. If I won't find any or end up not getting the offer I will wait a year and hopefully get better mortgage rates.0 -
Thought I would write on here to let people know our time frame with Bluestone and reassure those waiting...
Our MA put our application in on the 18th August.
Our MA had gathered quite a lot of standard info from us for the DIP but immediately after application submitted BS asked for:
24 of rent payments proof-we got letter from letting agency
Statements from gifted deposit account (my mum who was helping us out)
Our deposit proof (ISAs in my case)
Latest bank statements up to August (they only had until July)
P60 for me
We were then asked for various other things to complete, including
outstanding credit info form to be completed and signed by us
tenancy reference (completed by letting agency-despite having already done 24 month proof letter)
self employed declaration for my husband
how we paid for childcare (although comes out of salary on my payslip and i'd flagged this)
more forms for gifted deposit
We were never asked about expenditure and we never have much money left at end of month.
Valuation booked for 20th September
Valuation back 22nd September
Mortgage offer received 27th September with lower rate than expected
We are completing on the 29th October and although it's been stressful at times, it is worth it. We never had to wait too long when info submitted and MA was good at reassuring us this was all normal.
Good luck to all those waiting, I never believed we would be able to buy a house, with our past credit issues but it can be done!
