    @disneydreamer1985 I didn't think I would get a mortgage due to my credit history. You can imagine my surprise when my broker got me a DIP.
    I only told a couple of people I was buying, OH and boss as I knew an employer reference was required. I couldn't face the embarrassment of saying I got rejected, as I knew people would say there's other lenders but I had no other option. It was Bluestone or wait.
    Could have fainted when my broker said the offer was in.  At that point I told a couple of people, explained why this was my only option and swore them to secrecy. I couldn't get my hopes up and wouldn't believe it was happening until I got my keys.

    Then Covid and lockdown came. Historically I knew sub-prime lenders are the first ones to stop lending. There was other things going on in the background with registers of Scotland not being high-tech like LR in England and Wales.

    However it all went through, took a bit longer than planned and when I got my keys I visited my new home, took a few photos and then announced it to all my friends and family.

    If I ever move, I'm either going to be a cash buyer or make sure there's nothing brewing in the world 🤣. Although, having lived through this one I know lots of changes have been put in place making things run almost pre-pandemic like.

    All anyone can do is hang on, have faith in their broker or wait until the SDLT holiday ends, when hopefully things will calm down.
    Mortgage started 2020, aiming to clear 31/12/2029.

    Losing your home must have been awful. So sorry. Something better is waiting for you. Doesn’t seem like it now but things will work out.x

    @disneydreamer1985 me! Although I’ve not completed yet I honestly thought we wouldn’t get the offer and would need to wait another year or so to try again. We’ve been working so hard to get to this point and because the adverse credit is only on my report I felt ridiculous amounts of guilt. Unfortunately past decisions and immaturity are to blame for my adverse so I have no one to blame but myself so the waiting felt even more intense. 

    I really got so much from this forum - not feeling so alone and learning about the process etc. All I can say is that I’ve read through this entire thread and the people who have been declined were told either very early on in the process or something drastic changed in their circumstances or credit report. 

    Something that helped me was I had a very honest call with my MA and asked him what our chances were of getting an offer. He laughed and said we will 100% get the offer. 
    You will get there and I know it’s easy for me to say as we’ve now got our offer but I honestly felt the same as you. When was your application submitted?

    Bluestone have put us in a bit of an awkward position though as they insisted we have a definite date for a job transfer so they would proceed in the first place; they refused to wait until the offer came through so we need it over the line really quickly based on what they have almost created if that makes sense? 

    Just have to keep fingers crossed it will be fine. Our case manager thinks it will be.

    Did anyone else just feel like they would never get there but eventually did? 
    Yes we felt like that and so many times I told my broker I was gonna give up but honest stay strong....

    Thank you lovely. It really helps to read these things. Ours was submitted on 11th of May, so it’s really not been that long. Every day that is another day longer though increases my panic! 
    I’ve traveled through the internet and I’ve not come across anyone who hasn’t received their offer (I think there was one person very early on in this thread) so I think the odds are in our favour and our MA said at this point Simply are 99% sure of getting an offer as obviously they aren’t allowed to say 100%. 
    Our case manager said we are at post underwrite, more information rather than more documents needed. She keeps saying it’s the last bit and then it will be valuation and she’s so confident (poor woman has to put up with me as well 🤣).

  • Congratulations to those who have had offers. Hope for some positive news for others s. This thread has been of great support in what is a tough and stressful time.
    I know it’s dependant on solicitors workload and the chain but does anyone have any rough estimates of timescales for completion/move in once searches and offer has been made
