After being asked for further docs in early April that were provided almost instantly, almost two weeks later they came back and asked for more docs, most of which clearly could have been asked for at the first review. Quite frustrating and I now my broker made quite a fuss about this.

On the back of that, I asked the broker whether all was looking good and they felt it was highly likely to be approved and it was just a case of getting the right paperwork to them. So I took the punt and paid for the valuation. This was around 29th April.

Valuation was carried out on Friday, it's come back today as fine and the case is now in 'Awaiting Final Decision' all of a sudden. Does anyone know what happens at this stage? Should it be a formality now?
Yes - you are there in all but official offer! Was your valuation online or physical? We paid for ours on the 30th and it’s an online one but it’s still not been done, we’re told it’ll be an online one.
Physical. Tbh I didn't know I had the option of online!

Ah okay. Do you get access to it or just them?

There wasn’t an option... apparently it’s meant for easier to value houses combined with a lower LTV. They are meant to be a lot quicker, but not in our case.

@Kb21 on offer, has your giftor needed to seek legal advice/declare they sought legal advice? Or was the form they do at the beginning of application enough?

Yes but that’s a form they signed from solicitors at time of signing gifting money. Your solicitor should have that.

From the timelines on here I’ve worked it out to be around 29 working days. But some a much quicker & some take a lot longer, I think complexity of case is a big factor. I’m currently sat on 20 working days and haven’t had hard search or valuation instructed. All I know is it’s with the underwriters 🤷🏼‍♀️

We have had a positive update today, its moved to valuation! I've just paid it online through bluestone - £350.00. How do I know if they will do online or physical? What is the wait from valuation to final stages and offer roughly? We are still hoping to complete 28th May - chances of this?
Its been a long haul since we put application in on 26/2!!

If it’s online I will get a refund it only costs £70 online. U won’t know until it’s done. It was a week to offer after valuation but our valuation done within 24hrs of requested. So much quicker if online
