We were told not to pay valuation fee until the underwriters were happy with the application. As its none refundable if anything was to happen. You can request to do it earlier at your own risk. Seems different for different people.

Hi Everyone! 

I have been reading this forum for sooooo long and the same same as so many others its helped keep me sane (sort of anyway)

Our application was submitted on the 22.03.2021! The valuation was instructed on the 30.03.2021 which we thought was mega quick. So I checked in with our broker who confirmed that valuations are being instructed early due to a backlog in applications...

We have the same update! Something should be coming through in 10 working days! 

We are due to complete on 30.04.2021!!!!!!!!!!

Our application has been delayed so much as we had to wait 4 months for HTB to be approved by the developer, this was their fault so I think this is why they are (currently) being so understanding.

I think at the moment we can all just keep our fingers crossed!!

I was just about to post a question asking if anyone who has gone through a help to buy mortgage application could give us their timeline! That sounds great - did you have to pay any other fees? I think the valuation is free with a HTB mortgage isn't it?

Our HTB was 12.03.2021
Mortgage App - 22.03.2021
Valuation - 30.03.2021

Waiting since then!!! 

I haven't had to pay for anything else, the mortgage fee is being added to the mortgage. We did pay for searches but only due to the developer basically guilt tripping us! We didn't want to as if the mortgage isn't approved we will have lost around £1500 but what could we do??? 

I didn't know that, thank you for letting me know!!!!!!!!!

I guess it happened just so..... My offer just came out. So excited and thanks everyone here for your support.

@j_d1988 that's so helpful thank you! We're very early in the process, got our DiP today so having a look through everything tonight. We're still waiting on our authority to proceed and its been a week so hoping we hear back soon. 

We've gone for the searches via the solicitor as well - did you have to make sure your solicitors was on Bluestone's panel?

As hard as it is to say there's nothing else we can possibly do about it, so I'm trying not to stress too much!!!!

We are waiting on the hard search still, fingers crossed they will come soon...

we are still waiting for hard search to but have been told we should get a valuation request toady

Amazing that you got your DIP today :-) I think we waited about a week for the ATP so that's just round the corner!!!

We were advised to use the solicitors that Rippon recommend and I was told there were another few on the development going with Bluestone so I knew they were on the panel
