    thanks for the reply! We didn’t have a choice but to use the packager once the MA decided Bluestone were our final option!
    Nevertheless MA emailed today to say Valuation has been instructed for this Friday! She said this is good news, although I’m trying not to get my hopes up, I can’t help it! Wondering if we could potentially be at offer stage 🤞🏻 next maybe?! 

    Also has anyone else using help to buy had to inform them of bluestones higher rate? And what was the outcome. Thankyou xx
    Sorry yo hijack your post when you mention Bluestone high rates and having to inform Help to Buy it’s because rate is over 4.5? Does that means help to buy can still be declined based on a higher rate?

    I’m just about to start the process via bluestone and already worried about this higher rates and being rechecked for affordability again on help to buy

    Hiya, we're using help to buy also, and didn't realise up until last week we needed to inform help to buy about the higher interest rate. I just emailed our help to buy agent and informed them of it, they replied back when we get our mortgage offer then they will double check the rate and re-score if required. We had our valuation done on the 18th January.. Still waiting to hear anything. This wait is just awful 😩

    Also who is your packager? We had to use one too and its with brightstar. 
  • Once u get to valuation ur usually home and dry....provided it comes back at the right figure ... xx good luck!!
    Looking to remortgage December 2022 onto a better rate!

    We were advised to contact Help to Buy to inform them of the rate as our solicitor said there had been instances where it comes to completion and it fails due to the higher rate. Best thing is just phone them and get them to re assess you on the higher rate, they did that for us and added a note to the account and emailed to say they where happy to proceed with the new rate

    The wait is excruciating house is almost built, valuation 05/01, requested documents payslip and bank statements on the 19/01 not heard anything since other than me requesting timescales which is around 7 working days for final underwrite. Fingers crossed we hear back soon 🤞

    My valuation was finally completed yesterday and the report is back and my case with final underwriting team now. Hoping for an offer soon 🙏 

    Application 11 Dec 
    Valuation 26 Jan

    Just praying we don't have to submit yet another month's worth of statements etc.

    I am now at final underwrite stage, my broker is expecting an offer sometime next week - fingers crossed!
