How would you assess my very first buy and negotiation skills

    The mortgage valuation matches the offer you've put forward. That is really all that matters. 
    From what you've said, there was no negotiation. You just went along with what the agent told you and paid £15k more than the original asking price. 

    Agents have a huge number of tricks that they pull, especially so with a FTB. I'm not a FTB and they did it to me at the weekend. Gave me a viewing time and when I arrived they told me it would be an open viewing, cue 4 other couples wanting to wander around the property. The agent wasn't actually capable of carrying out the viewing, didn't know how to handle the people or their questions. Chaotic and embarrassing. I let them know on the spot that I wasn't interested.

    In your situation in guessing they knew a lot about you and your position ahead of the viewing? They've cherry picked you from the selection of possible vendors and have done well out of it.

    That's not the whole story. In fact I did try very hard to convince them accepting my offer. I am not going to reveal my strategy on a public forum though.


    For heaven sake why not? This is a money saving forum and none of us know who you are or even remotely likely to come up against you in a business transaction in the future

  • You haven't even exchanged contracts yet so you haven't actually bought anything.  If it's a popular property that is attracting a lot of viewings I would be surprised if there was an attempt to gazump further down the line.

    This is a very good point actually. I still need to be very careful try to exchange as soon as possible.

  • I understand from the comments the fair point that I asked assessment of my negotiation based purely on the result rather than what actually led to the result. I will suffice to say for now that I feel I had very good genuine interactions with the agent who showed the property. Once I exchange contracts, I might be able to elaborate on further details and what was the factor that I believe sealed the deal.

    You posted on here asking for an assessment on your negotiating skills. The outcome of your negotiation is that you paid £15k more than the asking price. You have not directed anyone here to any online links to see the property.
    You can argue the fact "I haven't told you everything that went on in the negotiations" but at the end of the day, you have paid more than the vendor was asking for, therefore to me, you have not done at all well.

    Essentially, what's happened so far is that you've offered 15k over asking on a house you weren't intending to buy for another 3 months.
