Re: CBD oil, our decorator swears by it and has lots of stories about who he's recommended it to and how it's worked on them.He reckons he even fixed his dog with it.Everything that is supposed to be in heaven is already here on earth.

Problem with garages is that cars have got bigger and don't fit in older garages with enough room to open doors.7

That reminds me of something I used on my first dog, that a lot of people pooh-poohed as a placebo in humans, , but it worked on her, so couldn’t have been.

It's OK, but, price-wise, it's only "worth" £275-280k to somebody who wants it. For me, I'd not want it, as such, it'd just "have to do".
While the back is East, the front is West and the 22' lounge runs front to back, so evening sun has the potential to come into that room.
For me, the layout/room sizes etc aren't ideal. A 22' living room's just a bit much, 22'x11' isn't my ideal shape either. I'd expected to feel lucky to get something, say, 15'x12'... 17'x14' would be better, but pushing the maximum of what to do with that space... or 19'x14' tops in the right place (with fewer other compromises). I like rooms to be more square. It's difficult to explain, but if you imagine yourself in a room that size with one sofa, wondering where to put it without staring at a vast empty cavity6 -

My car is: 4137 long, 1960 wide including the mirrors (1724 without) and I consider I've got a "big car".
This latest garage is 4700 long and 2430 wide. I'm small and there's only ever me to get in/out.
One "mod" I'd consider would be a door from the garage into the porch ... and enclosing the porch. As it is, you have to park in the garage, then squeeze between the car/mirrors to get out of the garage, shut the door from the outside, then walk to the front door and find your keys.

I know it is difficult, but I would focus on finding what you want. Worrying about whether it should only be worth 10k less, when you are intending it to be your forever home is distracting you. If you find somewhere you like and move in, you should feel emotionally more secure and that is worth more than worrying about getting amazing value for money.I'm a Forum Ambassador on the housing, mortgages & student money saving boards. Another "nearly". 2 bed bungalow, garage, south facing, conservatory. Rest is 'livable'.
Shower, not a bath. Bed1 has a corner loo tucked into a corner of the room (odd). Has "leaded diamond" style windows at the front. Conservatory is one of those lean to styles. Backs onto a school car parking area, that's "permits only".
Location very acceptable. £309,950. About 850 sq ft.
This "nearly" is much better than that house.
What IS annoying is seeing its neighbour which is a splendidly modern fabulous place that sold in 2016 for £266k
Photo shows, £266k in 2016 on left.
The older one for sale now ringed in red.
Although it is possible the 266k was for the small bungalow that used to be on that plot ... and the modern one's been advertised since, so showing up under the old price.6 -
That ticks a lot of boxes, Pastures.
Why not offer £280k and see what happens?
You could up it to £290 if necessary.
I think the White House on the left must be a revamp. If on the market today, it might be £350k.(I just lurve spiders!)
